For most small hosts and operators (1–50 units) leaving Lodgify, HostPort is the best alternative: two-way API sync to six channels at a flat $10 per synced listing per month, a free tier, and no contract or setup fee. OwnerRez is the better pick if you need a full multi-page direct booking website or owner accounting. Lodgify is still the right choice if its website builder is the main reason you pay for it.

#What Lodgify is
Lodgify is a Barcelona-based vacation rental platform that combines a website builder, PMS and channel manager. It says it has served independent hosts for 14 years. Co-founder Dennis Klett started it because he needed a booking website for his mother's rental. The CEO is Shaun Shirazian. Its last disclosed funding round was a $30 million Series B in November 2022, led by Octopus Ventures. Tracxn lists 336 employees as of August 2026.
What changed in 2025–2026:
- Rebrand and new plans (May 2026). Lodgify added a new entry plan, Basic (listing sync plus unified inbox). It also announced a free "Direct" plan with an AI-generated booking website and no subscription. Lodgify says of Direct, "We only make money when you do." It has not published the fee terms we could find.
- Dynamic Pricing, powered by Beyond. Lodgify rebuilt its pricing engine. The September 2026 pricing page says it is "included at no extra cost" on Professional and Ultimate. Lodgify's own fee document for the previous tool described "a 0.8% percentage fee applied on bookings" with Dynamic Pricing enabled. Treat that figure as legacy.
- AI features. An "AI-powered unified inbox" on every plan. An AI Co-Host that works in Lodgify, WhatsApp and iMessage (announced as "coming this summer"). A ChatGPT connection pilot.
- Lodgify Payments. Launched for US hosts in 2025.
- Partner status. Lodgify says it is an Airbnb Preferred+ Partner and a Booking.com Premier Connectivity Partner for 2026.
Lodgify's pricing page lists API connections for Airbnb, Vrbo and Booking.com. Other sites, such as Tripadvisor and Trivago, sync by iCal. Google Vacation Rentals listing starts on Professional.

- Free domain: included on yearly plans, and Lodgify says you can keep it after you leave.
#Promotions and renewal prices
Lodgify runs frequent promotions. The September 2026 Flash Promo (September 21–30) offers 50% off Professional and Ultimate yearly plans, for the first 500 new customers only. Earlier coupons included JUNE50, JULY50 and AUG50. We could not find public terms on whether the promo price carries over when you renew. Ask Lodgify in writing before you prepay.
#How Lodgify scales at 5, 10 and 25 properties
Lodgify says "pricing varies based on the number of properties you manage." It does not publish a per-property schedule we could verify. Basic is limited to 1 property and Starter to 2, so at 5 or more units you must be on Professional or Ultimate. Use the property-count selector on Lodgify's pricing page for your exact quote. Treat any third-party table that multiplies the 1-property price by your unit count as an estimate.
#Does Lodgify still charge a 1.9% booking fee?
Not on current plans. All four plan cards read "0% booking fee", and the FAQ says: "Lodgify does not take a cut of your bookings." 2026 comparison pages such as RentalRecon and ComparatifChannelManager.fr still quote the 1.9% fee, but AI Tools Bakery (September 4, 2026) found it "was not there when we checked."
Two caveats:
- Legacy plans. Lodgify's Terms of Service say the prices on the pricing page "may not reflect the Fees payable by existing Customers on legacy plans." If you are on an old Starter plan, check your invoices for a booking fee.
- The payment application fee. A Lodgify staff reply on its Payments launch post (August 2025) says a "1% Lodgify Application Fee… is our standard transaction fee" and that it "applies to all gateways connected through Lodgify, including Lodgify Payments." Card processing is charged on top.

Damage Protection (by Safely), Smart Locks and consultancy calls are sold as add-ons. Lodgify does not publish prices for them. One Trustpilot reviewer (March 2026) wrote that extra onboarding calls "will cost me $65 for any additional calls."

Lodgify has plenty of happy users. It advertises a 4.8/5 rating from 5,000+ reviews. On Trustpilot, StaySTRA (September 11, 2026) reported a 4.7/5 TrustScore from 4,312 reviews. Complaints do follow clear patterns, though. Capterra's AI review summary tags "Frequent technical problems" (71% negative across 124 reviews mentioning it) and "Complex and inflexible pricing" (60% negative across 121). On G2, Lodgify scores 4.2/5 (59 reviews) against Hospitable's 4.9/5 (229 reviews).

#Who should stay on Lodgify
Stay on Lodgify if:
- Your website is your business. You rely on a multi-page branded site with SEO content pages, 32 languages and a free domain, and it drives a meaningful share of your bookings. HostPort's booking page won't replace that.
- Its API channels cover you. Your bookings come from Airbnb, Vrbo, Booking.com and your own site, and you've had no sync problems.
- You use Ultimate's ops tools. You rely on owner statements, task management, the guest app or the bundled Turno subscription.
- You're on a good legacy or promo rate. A grandfathered or promotional price that stays cheap after renewal may be hard to beat.
- You want Google Vacation Rentals from one tool. That starts on Professional.

#How to migrate from Lodgify without losing bookings or reviews
#1. Export your data first
- Reservations and guests: export future and past reservations and guest contacts (Lodgify lets you export bookings as reports).
- Rates and rules: screenshot or record rates, seasons, minimum stays, fees, taxes and policies.
- Content: save photos, descriptions and website text. You will need them if you rebuild a website elsewhere.
#2. Link your existing OTA listings. Don't recreate them.
Your reviews live on the OTA listing. Keep the same listing IDs and your reviews stay.
- Airbnb: the Airbnb account owner (primary host) must authorize the new connection. Co-hosts can't. Disconnect Lodgify from Airbnb, then connect the new PMS right away. Reservations sync from Airbnb.
- Vrbo: Vrbo allows one PMS per listing. Do not disconnect Lodgify first. Hospitable warns that disconnecting first can leave listings archived "for up to two weeks." Hostfully says a listing with no connected PMS "will be delisted." Set up the new PMS, then ask Vrbo support for a software switch that keeps your listing numbers and reviews.
- Booking.com: in the extranet, go to Account > Connectivity provider > Switch providers and search for your new provider. Don't deactivate the old connection first. Booking.com's Quick Switch keeps the current connection live while the new provider maps rooms and rates.
#3. Move your website and domain
- Domain: if you got a free domain with a yearly Lodgify plan, Lodgify says you can keep it. Transfer it to a registrar you control before you cancel.
- Website: your Lodgify-built site is part of the Lodgify subscription. Confirm with Lodgify how long it stays online after you cancel.
- SEO: rebuild key pages at the same URLs where possible. Set 301 redirects from old URLs to new ones, then resubmit your sitemap in Google Search Console.

- Reservations already paid through Lodgify Payments stay in that account. Keep it open until those stays are complete, balances are collected, and any refunds are issued.
