The Best Little Hotelier Alternatives (2026): Prices, Fees and How to Switch

What Little Hotelier really costs in 2026 once its 1% booking fee is added, the hotel and short-term rental tools worth switching to, who should stay, and how to move without losing bookings or reviews.

For small operators whose rooms or units sell like self-contained stays, Host Port is the best Little Hotelier alternative in 2026: a free-forever iCal tier, then a flat US$10 per synced listing per month for two-way API sync to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp, with no percentage fee on channel bookings, no contract and no setup fee. If you run a true small hotel that needs a front desk, folios, multiple rate plans and hotel-style reporting, Little Hotelier is still a solid product, and the better switches are Sirvoy, Cloudbeds, RoomRaccoon or eviivo.

Pricing checked September 2026. Little Hotelier prices by room count and region, and its calculator does not show figures in a plain page load, so its numbers below are indicative. Confirm your own quote.

#TL;DR

  • Best overall for self-contained stays: Host Port. US$10 per synced listing per month, free iCal tier, no fee on channel bookings, no contract, direct API links to Airbnb, Vrbo and Hipcamp as well as Booking.com, Expedia and Agoda.
  • Little Hotelier's real cost: Capterra lists Basics from US$29 a month (HotelMinder says from US$39), plus 1% of total booking value. Pro drops the 1% fee but costs more: third-party figures range from US$99 to US$155 a month for the smallest properties. Payment processing is extra on both.
  • Stay or go hotel-native: If you need folios, breakfast-included vs room-only rate plans, occupancy pricing or metasearch through SiteMinder, stay on Little Hotelier Pro or move to Sirvoy (cheapest hotel-style PMS), Cloudbeds or RoomRaccoon (deeper hotel features).

#What Little Hotelier is

Little Hotelier is an all-in-one PMS for small accommodation. It is owned by SiteMinder Limited (ASX: SDR), headquartered in Sydney.

  • Who it's for: Little Hotelier says it specialises "in software for properties with 1-30 rooms": boutique hotels, B&Bs, guesthouses, inns, motels, campsites, pubs and apartments.
  • Core modules: front desk (calendar, check-ins, room allocation, payments, housekeeping), channel manager (450+ channels), direct booking engine, Little Hotelier Pay, Insights reporting and a mobile app for iOS and Android.
  • Add-ons: Hotel Metasearch (Google Hotel Ads, Tripadvisor, Trivago), Channels Plus, Dynamic Revenue Plus (pricing recommendations), Guest Engagement (messaging, compliance) and Website Builder.
  • Rate plans: each room type can carry multiple rate plans with their own terms and inclusions, "such as non-refundable, breakfast included, or a package deal".
  • The parent company: SiteMinder reported FY26 (year to 30 June 2026) revenue of A$266.1 million, up 18.6%, and 56,000 subscribing properties across the group, up 11.8%. Its annual report names a focus on "subscription upsell": moving customers to higher-value plans, bundles and add-ons.
  • 2025–26 product direction: SiteMinder's "Smart Platform" push centres on transaction-priced products such as Channels Plus, Dynamic Revenue Plus and Demand Plus. For Little Hotelier users this shows up as more paid add-ons and variable booking fees on metasearch and Channels Plus.

#What Little Hotelier costs in 2026

Little Hotelier pricing "mostly depends on the number of rooms your property has". You enter room count and property count into a calculator. The public page does not list fixed numbers, so the figures below come from Little Hotelier's own pages where available, and from review sites and competitors where not.

#Plans (as of September 2026)

BasicsPro
Monthly priceFrom US$29 (Capterra) or US$39 (HotelMinder). Little Hotelier's own pages say "from just $1 a day"Official page says "starting from $99 per month"; review sites list US$109; TrustRadius US$119; ResNexus says US$155 up to 5 rooms
Booking fee+1% of total booking valueNone on subscription (variable fees on metasearch and Channels Plus)
PaymentsAdd-onIncluded (transaction fees apply)
Metasearch, Channels PlusAdd-onsIncluded (variable booking fees)
Insights, competitor ratesNoYes
Support24/7 chat and email24/7 phone, chat and email
OnboardingSelf-serve, no setup feeOnboarding specialist; "may incur a minimal setup fee"

Conflicts to note: Pro's "from" price varies by source, from US$99 (Little Hotelier's website builder page) to US$155 for up to 5 rooms (ResNexus, a competitor, May 2025). The widely repeated US$109 likely comes from an older single-plan price list: US$109 for 1–5 rooms, US$129 for 6–10, US$139 for 11–15, US$179 for 16–20 and US$189 for 21–30 (FinancesOnline, published 2024). HotelMinder also lists a third plan, "Revenue Optimiser", at a custom-quoted fixed monthly fee. It includes everything in Pro plus Dynamic Revenue Plus, and "booking fees waived for the first 3 months, discounted for the first year, then standard rates apply."

#The 1% booking fee

  • Applies on Basics to "gross reservations" from online and offline bookings, all channels.
  • Excludes taxes, add-ons, and changes or cancellations made before check-out. It does not adjust for disputes or refunds after check-out.
  • Little Hotelier's example: $1,000 in monthly bookings adds $10 to your bill, plus tax.

#Other costs

  • Little Hotelier Pay: no setup or monthly fee. Transaction fees vary by country, card network and card type. Amex, UnionPay, Discover, Diners, JCB, virtual cards and commercial cards "may incur higher fees". Rates appear on the activation form, not publicly. The original fee is not returned when you refund. Pay only settles in your property's local currency.
  • Setup: none on self-serve plans; Pro "may" carry a setup fee. No amount is published.
  • Contract: "you can pay month-to-month". Annual billing earns a discount.
  • Free trial: 30 days. Payment details are required up front. The pricing page also shows a "Free 3 months" offer beside Pro.
  • Invoice payments: a $23 domestic or $50 international wire fee applies if you pay by bank transfer.
  • Regional pricing: prices show in local currency by location. We could not verify official AUD, GBP or EUR tables.

#Estimated monthly cost (USD, September 2026)

Assumption: about US$2,000 in booking value per room per month. Basics base price shown as the "from" price; it rises with room count, so real Basics totals will be higher. Pro uses the older tier list as a guide. Payment processing is excluded for every option.

Rooms/unitsMonthly booking valueLH Basics (from $30 + 1%)LH Pro (indicative)
3$6,000$90+$109–155
6$12,000$150+~$129
10$20,000$230+~$129
20$40,000$430+~$179

What this means: on Basics, the 1% fee quickly outweighs the subscription. A busy 10-room property pays more in booking fees ($200) than the base plan. Pro is usually the cheaper Little Hotelier plan once you pass about US$8,000–10,000 a month in bookings.

#Why operators switch from Little Hotelier

On Capterra (checked 17 September 2026), Little Hotelier scores 4.1/5 from 236 user reviews. Sentiment is 75% positive, 9% neutral and 15% negative, and Value for Money scores 3.9. The complaints cluster into clear themes. All quotes are from public reviews.

1. Price and the 1% fee.

  • "For very small guesthouses or B&Bs, the monthly fee feels a bit steep." (Daniel G., Capterra, April 2025)
  • "Slow to put funds through, quick to take commissions." (Capterra South Africa reviewer)
  • GetApp's summary notes reviewer concerns about "extra costs, price increases, and limited currency support".

2. Support quality is uneven.

  • "Customer service has declined considerably over time." (Capterra Australia, August 2024)
  • "Some issues take weeks before anyone comes back with an answer." (Trustpilot, April 2025)
  • "Unable to cancel… Nobody replies, nobody cancels." (Paul Kersbergen, Trustpilot, April 2025)

3. Setup and rate mapping is fiddly.

  • "The set-up process is fiddly and can mean you repeating several processes." (Capterra)
  • "Back end of system is a little hard to understand the steps required to add rooms and rates." (Capterra)
  • Rooms and rate plans must be built twice: in Little Hotelier and in each channel's extranet.

4. Reliability and booking tools.

  • "Today the room closure function doesn't work." (Capterra reviewer)
  • Capterra's AI summary flags "booking process limitations" (50% negative of 54 mentions) and "slow and unresponsive performance".
  • A 10-year user said a booking engine redesign made it "very difficult for the guest to see which accommodation unit is available". (Capterra)

5. Reporting and accounting gaps.

  • "I also would have liked to have seen customizable reporting." (Capterra)
  • "It takes a lot of time to manually import invoice information to Xero." (Capterra UAE)

6. Airbnb works, but it's hotel-shaped. Little Hotelier connects to Airbnb through the SiteMinder channel manager, not iCal. But its help centre says to "map only one room rate per room type" and that "each room rate you map creates a separate listing on Airbnb". Enhanced sync overrides your Airbnb content. Airbnb also approves "traditional hospitality" listings case by case. For cottage and apartment operators who live on Airbnb and Vrbo, this is more friction than an STR-native tool. We could not confirm a public Vrbo API connection for Little Hotelier.

What users genuinely like:

  • "The interface is straightforward, and once everything is configured correctly it works very well." (Capterra, July 2026)
  • "Excellent platform that seemlessly links all my channels." (Capterra Australia)
  • "Thorough, patient and knowledgeable. The support team never fails." (Trustpilot)

Many Trustpilot reviews praise named support agents. Support experience seems to vary by agent and region rather than being uniformly poor.

#The best Little Hotelier alternatives, ranked

#1. Host Port: best for self-contained stays and flat per-unit pricing

Who it's for: 1–50 unit operators selling cottages, cabins, apartments, B&B suites, glamping or small motels by room type, who get a large share of bookings from Airbnb, Vrbo or Hipcamp alongside Booking.com.

Pricing (September 2026):

  • Free forever: unlimited listings on iCal sync, unified calendar, web and iOS/Android apps, and a direct booking page for every listing.
  • Paid: US$10 per synced listing per month for two-way API sync.
  • No setup fee, no contract, no per-user charge. Billing is month to month per listing; turn sync off and billing stops at the end of the period.
  • No trial needed because the core product is free.

Channels: direct two-way API connections to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp. Other platforms connect free by iCal.

What you get on paid sync:

  • Linked calendars, and multiple units grouped under one Booking.com property as room types.
  • Unified inbox across channels and automated messaging.
  • Team, co-host and cleaner permissions.
  • PriceLabs integration for dynamic pricing.
  • Stripe payments on direct bookings, with you as merchant of record. Funds settle to your own bank.
  • Listing import: photos, pricing, calendar and bookings come across when you connect Airbnb, Booking.com or Vrbo. Host Port says setup "usually takes under 30 minutes per listing".
  • Hands-on support from a small team; simple setup is the core of the pitch.

Versus Little Hotelier: no fee on channel bookings on any plan, a real free tier, and STR-native Airbnb, Vrbo and Hipcamp connections. At 3–10 units Host Port is cheaper than both Little Hotelier plans. At about 18–20 units, Host Port's cost (US$180–200) is similar to Little Hotelier Pro's indicative price.

Real weaknesses and gaps: Host Port is not a hotel front desk. It does not publicly document multiple rate plans per room type (e.g. breakfast included vs room only), per-person or occupancy pricing, guest folios and invoicing, extras or POS charging, housekeeping reports, guest registration forms, deposits or damage protection, reporting depth, Xero or QuickBooks integration, multi-currency, or tax and levy handling. It has no metasearch or GDS distribution. If any of these matter, confirm with Host Port before you switch. Also confirm how grouped room types are counted for billing.

#2. Sirvoy: cheapest hotel-style PMS

Who it's for: B&Bs, guesthouses, small hotels and hostels that want front-desk features at a low per-room price.

Pricing (September 2026, from sirvoy.com):

  • Free: €0 for 1 room and up to 5 extras, website, booking engine, automated emails. No channel manager.
  • Starter: €12/month for 1 room (€11 billed yearly). Adds invoicing and basic accounting, 24/7 support, SMS.
  • Pro: €44/month for 1 room (€41 billed yearly). Adds the channel manager, guest history, team logins (up to 50). Capterra lists Pro at US$54 for 1 room.
  • Prices scale per room. No written contracts, no setup fees, no commissions. 14-day trial, no card.

Hotel features: extras (breakfast, parking, late checkout; up to 200 on Pro), derived rates, coupons, group and split bookings, housekeeping scheduling, statistics, invoicing, e-invoicing via Peppol, card tokenisation.

Channels: Booking.com, Expedia, Airbnb, Agoda, Hostelworld and Google Hotel Ads on Pro. Vrbo and Glamping Hub are iCal only.

Versus Little Hotelier: similar hotel-style toolset, no 1% fee, published prices. Weaknesses: Vrbo via iCal; reviewers cite limited rate management and reporting; per-room pricing adds up on larger properties.

#3. Beds24: most configurable, lowest cost

Who it's for: tech-comfortable operators with mixed room types, hostels, or unusual pricing rules.

Pricing (September 2026): Beds24's own pricing page gives a "scalable monthly fee" that doesn't depend on booking volume, "from €15.50/month". Each channel link (one room type to one channel) costs €0.55 a month. There's no contract, minimum term or setup fee.

Hotel features: occupancy-based pricing, child pricing, multiple rate plans mapped per channel, upsell items, invoicing, automated messaging. Connects to Airbnb, Booking.com, Expedia and Vrbo.

Versus Little Hotelier: far cheaper and more flexible. Weaknesses: steep learning curve and a dense interface. Support is mostly ticket and forum based.

#4. Freetobook: best for low-volume UK B&Bs

Who it's for: UK and Irish B&Bs and guesthouses with modest OTA volume.

Pricing (September 2026, from freetobook.com): booking engine, diary and PMS free forever, with no tie-in or commission. Channel manager £1.50 per booking, minimum £9 and maximum £99 a month, plus a £49 one-off connection fee per channel. Direct bookings are free.

Channels: Booking.com, Expedia, Airbnb, Hostelworld and others.

Versus Little Hotelier: in quiet months you pay very little. Weaknesses: the £49-per-channel fee; add-ons (payments, dynamic pricing, messaging) cost extra; reviewers find calendar and close-out tools complex. Confirm Vrbo coverage.

#5. eviivo: UK-built suite for B&Bs and small multi-property operators

Who it's for: B&Bs, inns and owner-managed portfolios, strong in the UK.

Pricing (September 2026): Capterra lists eviivo from US$40/month, "eviivo everything" from US$57/month, plus a US$0.50 transaction fee per confirmed booking. GetApp UK lists from £20/month plus VAT depending on units. Quote-based.

Hotel features: promo and package tools, sale of extras, owner management, housekeeping dashboard, performance reports, AI unified inbox.

Versus Little Hotelier: similar hotel-style scope, stronger owner and portfolio tools. Weaknesses: Capterra reviewers report "confusing commission pricing", extra payment costs and "unreliable phone support availability".

#6. ResNexus: best for US inns, B&Bs and campgrounds

Who it's for: US B&Bs, inns, lodges, cabins and RV parks.

Pricing (September 2026): Essentials from US$30/month; Professional/Premier from about US$50–89/month, priced by unit count and season. Free setup and data import, no contract (per ResNexus).

Hotel features: front desk, housekeeping, 100+ reports, retail items and add-ons, rate types, QuickBooks export; POS on higher editions.

Channels: ResNexus says it connects directly to Booking.com, Airbnb, Expedia and Vrbo without iCal.

Versus Little Hotelier: no booking value fee, strong US support reputation. Weaknesses: US-centric; its hosted website is an extra line item.

#7. Cloudbeds: best for growing small hotels that need depth

Who it's for: 15–60+ room hotels, hostels and mixed properties.

Pricing (September 2026): Cloudbeds doesn't publish prices. RoomMaster, a competitor, reports the entry Flex plan "from about $180 per month, or ~$15 per room", with plan floors meaning "even a 15-room property pays a base near $180 to $220". RoomMaster also reports One at about US$220 and Experience at about US$320 a month, and says there is no standard free trial. HotelMinder gives a typical range of US$120–600+ a month plus a one-time setup fee. Treat all of these as indicative.

Strengths: PMS, channel manager, booking engine and payments in one; housekeeping, groups, reporting, large app marketplace.

Versus Little Hotelier: more power, more modules. Weaknesses: Software Advice reviewers mention "unclear pricing structures, hidden fees, and aggressive sales approaches". Costly for under 10 rooms.

#8. RoomRaccoon: best automation for independent hotels

Who it's for: independent hotels and larger B&Bs, strong in Europe and South Africa.

Pricing (September 2026): quote-based by room count. Third-party figures range from US$188/month (Software Advice) to about US$300/month for a 30-room Entry plan (SaaSworthy). Plans cap room categories (3 on Entry).

Strengths: automated folios, yield rules, online check-in, housekeeping module, integrated payments.

Versus Little Hotelier: deeper hotel automation. Weaknesses: expensive for very small properties; room-category limits on lower tiers.

#9. Mews: for hotels outgrowing "small"

Mews is a hotel-grade PMS with strong payments, kiosks and automation. Pricing is quote-based and we could not verify a current small-property figure. It suits 30+ room hotels more than a 6-room B&B.

#10. Newbook and RMS Cloud: AU/NZ holiday parks and motels

Both are built for holiday parks, caravan parks and motels with sites, cabins and powered sites. Pricing is quote-based. ResNexus, a competitor, reports RMS uses a 36-month agreement and setup fees; verify directly. Consider these if you run a park, not a B&B.

#11. STR tools for B&Bs with self-contained units

If your "rooms" are really cottages or apartments, STR-native tools fit better than hotel PMSs:

  • OwnerRez: deep direct-booking, quotes and accounting tools; steeper learning curve.
  • Hospitable: strong Airbnb automation and messaging.
  • Lodgify: website builder plus channel manager.
  • Smoobu: simple, low-cost channel manager popular in Europe.

We did not re-verify these vendors' 2026 prices for this article. Check their pricing pages.

#Cost comparison (USD per month, September 2026)

Same assumption as above: ~US$2,000 booking value per unit per month. Payment processing and card fees on direct bookings excluded. Host Port assumes every unit is on paid API sync.

UnitsHost PortLH Basics (from $30 + 1%)LH Pro (indicative)
3$30$90+$109–155
6$60$150+~$129
10$100$230+~$129
20$200$430+~$179

#Worked example: 6-unit B&B, US$12,000 a month in bookings

  • Little Hotelier Basics: base from ~US$30 + 1% of $12,000 ($120) = US$150+/month, about US$1,800+ a year, before payment fees.
  • Little Hotelier Pro: ~US$129/month on the older tier list = ~US$1,548 a year, plus any setup fee.
  • Host Port: 6 × US$10 = US$60/month, US$720 a year, before card fees on direct bookings. If two units only sell on Airbnb and your direct page, you could keep those on free iCal and pay US$40.

The honest read: Host Port saves the most at 1–12 units and on any Basics plan, because there is no fee on channel bookings. At 20 units, Little Hotelier Pro may cost about the same or slightly less than Host Port, and includes hotel features Host Port doesn't document. Choose on fit, not only price.

#Who should stay on Little Hotelier

Stay if most of these are true:

  • You run a true small hotel, inn or guesthouse with a staffed front desk.
  • You sell several rate plans per room: breakfast included, room only, non-refundable, packages.
  • You need guest folios, invoices and charging extras to a stay.
  • You rely on Google Hotel Ads, Trivago or Tripadvisor metasearch through SiteMinder.
  • You use Insights and competitor rate reports.
  • Airbnb and Vrbo are minor channels for you.
  • You're on Pro, the price works in your region, and support has been good to you.

If you're on Basics and paying more than about US$100 a month in booking fees, ask Little Hotelier to quote Pro before you switch anywhere.

#How to migrate from Little Hotelier

1. Check your billing terms. Little Hotelier is month to month, but annual prepaid plans and add-ons may have their own terms. Note your next billing date and give notice in writing.

2. Export your data. Before you cancel, export:

  • Future reservations with guest names, contacts, dates, amounts and payment status.
  • Guest records.
  • Room types, rate plans, restrictions and seasonal rates.
  • Invoices and payment history (Little Hotelier Pay has a transactions export).

3. Map rooms and rates on the OTAs. Keep your existing Booking.com and Expedia room types. Do not delete them: that can break reservations and hurt your content score. Map each room type and the rate plan you'll keep to the new system. Little Hotelier requires rooms and rates to match the extranet, so your structure is already there.

4. Switch Booking.com. In the extranet go to Account > Connectivity provider > Switch providers. Booking.com says you "stay connected to your old connectivity provider until the switching process is complete". Do not click Deactivate first. Your reviews, ranking and property ID stay with your listing.

5. Switch Expedia. Request the change through Expedia Partner Central and your new provider. Keep the same property and room IDs. Confirm exact steps with Expedia and the new vendor.

6. Connect Airbnb. The Airbnb account owner must authorise the new connection. Remove any old iCal links once the API link is live, or you'll get duplicate blocks.

7. Handle payments and future bookings. Payments already taken through Little Hotelier Pay stay with that account. Refunds on those bookings must go through it, so don't close it until those stays are complete. For future-dated bookings with cards held only in Little Hotelier, note balances due and collect them another way.

8. Update links. Replace your booking engine button on your website, Google Business Profile, social pages and email signatures.

9. Run both in parallel for 24–48 hours. Watch every new booking land in the new system before you disconnect Little Hotelier.

#Test before you trust it

  • Every future booking appears in the new calendar with the right dates and amounts.
  • A rate change in the new system shows on Booking.com, Expedia and Airbnb within minutes.
  • A test block closes dates on every channel.
  • A test booking from each channel arrives with guest details.
  • A test cancellation reopens availability everywhere.
  • Minimum stays and closed-to-arrival rules carry across.
  • Your direct booking page takes a real card payment into your own account.
  • Automated messages send at the right time.
  • Team logins work with the right permissions.
  • Only then cancel Little Hotelier.

#FAQ

How much does Little Hotelier cost in 2026? Capterra lists Basics from US$29 a month (HotelMinder says from US$39), plus 1% of booking value. Pro has no 1% fee and starts from about US$99–155 a month for small properties, depending on source. Price rises with room count and varies by region. Payment fees are extra.

Does Little Hotelier charge a booking fee? Yes, on Basics: 1% of total booking value from online and offline bookings, excluding taxes and add-ons. Pro has no subscription booking fee, but metasearch and Channels Plus carry variable booking fees.

Does Little Hotelier have a free trial? Yes, 30 days. You must enter payment details, but you're not charged until the free period ends.

Is Little Hotelier good for Airbnb? It has a real API connection through SiteMinder. But you map one rate per room type, each mapped rate becomes a separate Airbnb listing, and Airbnb reviews hotel-style listings case by case. It suits hotels using Airbnb as a side channel. Operators who rely on Airbnb and Vrbo are better served by an STR-native tool like Host Port.

What's the cheapest Little Hotelier alternative? Host Port's free iCal tier and Sirvoy Free (1 unit) cost nothing. For paid two-way sync, Host Port is US$10 per listing. Freetobook can cost £9 a month in quiet months. Beds24's own pricing page starts at €15.50 a month, plus €0.55 per channel link.

What's the best Little Hotelier alternative for B&Bs? If your B&B rooms are self-contained suites or cottages sold mostly on Airbnb, Booking.com and Vrbo: Host Port. If you sell breakfast packages and need invoices: Sirvoy, or Freetobook in the UK.

What's the best alternative for small hotels that need a front desk? Sirvoy on a budget; Cloudbeds or RoomRaccoon for depth; ResNexus in the US.

Can I keep my Booking.com reviews if I switch? Yes. Reviews belong to your Booking.com property, not your software. Switch providers under Account > Connectivity provider and keep your room types.

How long does switching take? Plan for a few days. Setup in Host Port usually takes under 30 minutes per listing. Booking.com connection approvals can take hours. Allow 24–48 hours of parallel running before you cancel.

HostPort syncs Airbnb, Booking.com and Vrbo, runs your direct booking page and puts every guest message in one inbox. Free forever on iCal sync; $10 USD per listing per month for two-way channel sync.
