The Best Hostaway Alternatives (2026): Prices, Fees and How to Switch

What Hostaway really costs in 2026 when its prices are quote-only, including onboarding fees and the 1.8% booking engine fee, the tools worth switching to, who should stay, and how to move without losing bookings or reviews.

For small hosts and operators with 1–50 units, Host Port is the best Hostaway alternative: it publishes a flat $10 per synced listing per month, has a free forever tier, charges no onboarding fee, needs no contract, and takes no percentage of channel bookings. Hostaway does not publish its prices, and hosts report paying for onboarding and signing annual terms. Hostaway is still the stronger choice for larger professional managers who need owner accounting, deep automation and its integration marketplace.

All pricing below is as of September 2026. Hostaway pricing comes from third-party reports unless we say otherwise.

TL;DR

  • Hostaway is quote-only. Third parties report $25–$50 per listing per month at small sizes, about $125–$175 per month for 1–4 listings, and a one-time onboarding fee of $300–$1,000+. Hostaway's own help center confirms a 1.8% booking engine fee on US Stripe bookings through its Booking Website.
  • Host Port is the best fit for 1–50 units that want published flat pricing: free on iCal sync, or $10 per synced listing per month for two-way API sync to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp. No onboarding fee, no contract, no fee on channel bookings.
  • Stay on Hostaway if you run 20–200+ units for third-party owners and rely on owner statements, accounting, advanced task management or its marketplace. If you need owner accounting with published pricing, OwnerRez is the closest alternative.

#What Hostaway is

  • Founded: 2015 by Marcus Räder (CEO), Saber Kordestanchi and Mikko Nurminen. It started in Toronto. Its Trustpilot and press listings now show it as headquartered in Helsinki, Finland. It runs as a fully remote company with staff in 44 countries.
  • Funding: PSG invested $175 million in May 2023. In December 2024 Hostaway announced a $365 million round led by General Atlantic, with PSG participating. TechCrunch reported a $925 million post-money valuation.
  • Valuation: On 22 October 2025 Hostaway announced a $1 billion valuation and called itself the first short-term rental PMS "unicorn." It said the company had grown more than 50% since the 2024 round. We found no new funding round disclosed alongside that announcement.
  • Scale claims (Hostaway's own): "Trusted by 20,000+ property managers," customers in more than 90 countries, 200+ integration partners, and "award-winning 24/7 phone support."
  • Target market: Hostaway describes itself as "built for property managers and hospitality brands scaling from 5 to 500+ properties."
  • Partner status: Hostaway says it was the first PMS to earn the highest partner designations from Airbnb, Vrbo and Booking.com, with preferred relationships with Google, Expedia and Homes & Villas by Marriott Bonvoy.
  • 2025–2026 product changes:
    • AI tools: AI Replies (Hostaway claims they automate "93% of repetitive guest communication"), dynamic pricing, sentiment insights and workflow automation.
    • Booking Website Pro: an add-on website builder with AI SEO tools, a marketing suite (email, pop-ups, lead capture) and a built-in blog.
    • Booking engine fee: a 1.8% guest service fee on US Stripe bookings through the Booking Website. OwnerRez quoted Hostaway's announcement of this fee in December 2024.
    • Owner portals with automated statements, and cleaning and task management.
  • Acquisitions: None found. A Hostaway blog post says Hostaway "builds their tech instead of acquiring it."

#What Hostaway publishes

Hostaway publishes no subscription prices. Its pricing page is a three-step "Get a free quote" form that asks whether you manage 2–14, 15–49 or 50+ listings (checked by third-party reviewers in May–September 2026). Capterra lists "No free trial" and "No free version."

One real data point: a Trustpilot reviewer (17 September 2026) wrote that they paid "$250 for 2 listings plus a heavy onboarding fee."

Hostaway's Terms of Service (last modified 1 April 2026) say the contract term "is regulated in the respective main Agreement." If Hostaway gives notice of a price increase (at least 14 days), you may terminate. The terms contain no general auto-renewal clause. Your individual agreement decides.

#Why hosts switch from Hostaway

Hostaway's ratings are high: 4.8 on Trustpilot (2,488 reviews, 93% five-star), 4.8 on Capterra (1,577 reviews) and 4.8 on G2. The complaints below are the minority, but they repeat.

1. Price, especially for small portfolios

  • "Their platform works great but pricing is outrageous! $250 for 2 listings plus a heavy onboarding fee." (Vaden Hoffman, Trustpilot, September 2026)
  • "Pricing is also on the higher side, particularly for smaller hosts or those just starting out." (Capterra reviewer)
  • "To expensive to scale over 4 properties." (Sonya, property manager, Capterra)

2. Price increases

  • Hostaway "decided to raise the monthly price for my one listing by $25 per month." (HotelMinder review)

3. Annual terms and cancellation

  • "There is a 30 day cancelation, but they have no intention of waiving this." (Vaden Hoffman, Trustpilot, September 2026)
  • "We were told we would have to pay for the entire year's…" (Linda D., Capterra, after trying to pause)
  • "Was misled on the subscription term." (HotelMinder review)

4. Support after onboarding

  • "I was sold on their 24/7 phone support, but no one picks up the phone or calls back." (Kim G., Capterra, November 2025)
  • "A billing issue didn't make me leave Hostaway. The way Hostaway handled it did." (NJ Real Estate Investor, Trustpilot, September 2026)
  • "It takes them a minimum of 4 days to reply." (Meg, New Zealand, Capterra)

5. Sync and payments

  • "I have had huge issues with syncing pricing across platforms." (Kim G., Capterra)
  • "Hostaway's integration (or lack thereof) with Stripe is a big pain point." (Kara K., Capterra)

6. Complexity

  • "The onboarding process can feel a bit overwhelming at first, especially for hosts who aren't very tech-savvy." (Capterra reviewer)
  • Owner statements "can require extra manual work or third-party tools." (Mark T., Capterra, November 2025)

7. The 1.8% booking engine fee

  • OwnerRez built a landing page for hosts "Looking to leave Hostaway because of new fees," calling the 1.8% fee something that "shocked the industry." That is a competitor's framing.
  • STR Assistance reports that one Reddit host called the 1.8% guest fee a dealbreaker while still liking the website.

What reviewers praise

  • Onboarding specialists get named praise again and again. "Allen was fantastic. Professional, patient and so knowledgeable." (Starlene Roop, Trustpilot, August 2026)
  • "Hostaway provides an all-in-one solution that makes managing multiple short-term rental listings much easier." (Capterra reviewer)
  • Channel distribution, automation, reporting and scalability: "Hostaway delivers on those fronts." (Duy N., Capterra, February 2026)
  • G2 scores Hostaway's quality of support at 9.5 out of 10.

#The best Hostaway alternatives, ranked

#1. Host Port: best for small hosts and operators (1–50 units)

Who it's for: Hosts and small operators who want a simple PMS and channel manager with published prices and no lock-in.

Pricing (as of September 2026):

  • Free forever: unlimited listings on iCal sync, unified calendar, web and iOS/Android apps, and a direct booking page.
  • Paid two-way API sync: flat $10 per synced listing per month.
  • No contract, no setup fee, no onboarding fee.

Channels: Direct two-way API connections to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp. Plus iCal for anything else.

Ops and automation:

  • Unified inbox and automated messaging.
  • Linked calendars.
  • Multiple units grouped under one Booking.com property as room types.
  • Team, co-host and cleaner permissions.
  • PriceLabs integration for dynamic pricing.
  • Stripe payments where you are the merchant of record.

Direct booking fees: A card fee applies to card payments through the direct booking page. No fee on channel bookings.

Support: Positioned on simple setup and hands-on support.

Not publicly documented (confirm with Host Port before switching): owner statements, trust accounting, cleaning or task scheduling, rental agreements, security deposits or damage protection, guest ID verification, reporting depth, accounting integrations, website builder, upsells, smart lock integrations and multi-currency.

Real weaknesses vs Hostaway: A smaller feature set. No documented owner accounting. No large integration marketplace. If you manage for third-party owners, check this first.

vs Hostaway: Much lower and fully predictable cost for 1–50 units. You can start free. You avoid onboarding fees and annual terms. You give up Hostaway's breadth.

#2. OwnerRez: best for owner accounting with published pricing

Who it's for: Hosts and managers who want deep features, including owner statements, without a sales call.

Pricing (published sliding scale):

  • $40/month for the first property. $15 each for properties 2–3. $10 for property 4. $8 each for 5–9. $7 each for 10–19. $6 each for 20–49.
  • Worked totals: 1 = $40, 5 = $88, 10 = $127, 25 = $226 per month.
  • Property Management add-on (commissions, owner statements, expenses): $10 for the first property, $5 for the second, $3 each for 3–9.
  • Other paid add-ons: hosted websites, QuickBooks, SMS.
  • No setup fee, no booking fees, no contract. 14-day free trial.

Channels: API connections to Airbnb, Vrbo, Booking.com and others, plus iCal.

Support: 4.9 on Capterra (259 reviews). Reviewers cite support constantly.

Weaknesses:

  • No native dynamic pricing. You connect PriceLabs, Wheelhouse or Beyond.
  • The website is an add-on.
  • It is a dense, highly configurable system with a learning curve.

vs Hostaway: The closest match on owner accounting, at a fraction of the reported price. Less polished UI and a smaller marketplace.

#3. Hospitable: best for automation-first hosts

Who it's for: Airbnb-heavy hosts with 1–10 properties who value messaging automation.

Pricing:

  • Essentials: free for unlimited properties (calendar sync, unified inbox, scheduled messages).
  • Host: $29/month (1 property). Professional: $59/month (2 properties). Mogul: $99/month (3 properties). Annual billing saves 12%.
  • Hospitable's help center ("Hospitable Pricing & Subscription Costs") lists the price per additional property as $10 on Host, $15 on Professional and $30 on Mogul, with Host capped at 2 properties. It also confirms "No Contract or Commitments" and "No Onboarding Fees" on every plan.
  • No setup or onboarding fees. 14-day free trial.

Channels: Airbnb, Vrbo, Booking.com, Agoda.

Support: 4.9 on G2. Trustpilot is weaker at 3.9 (670 reviews).

Weaknesses:

  • The Host plan caps at 2 properties.
  • Direct booking and owner features sit on higher tiers.
  • Fewer channels than Hostaway.

vs Hostaway: Cheaper and self-serve. Lighter on operations and owner accounting.

#4. Hostify: best published per-unit pricing for managers with 5+ units

Who it's for: Growing managers who want an all-features plan at a fixed per-unit rate.

Pricing:

  • $20/unit/month (5–19), $16 (20–49), $13 (50–99), $10 (100–199).
  • Under 5 properties: annual plan only, $1,000 per year.
  • No onboarding fees. Cancel anytime. 14-day money-back guarantee. No revenue commission.
  • Worked totals: 5 = $100, 10 = $200, 25 = $400 per month.

Weaknesses:

  • Poor value below 5 units ($1,000 per year upfront).
  • Custom domain only included from 100 units.

vs Hostaway: Similar positioning for professional managers, with published pricing and no onboarding fee.

#5. Uplisting: simple, published pricing (billed in GBP)

Who it's for: Small managers who want clean automation and a flat rate.

Pricing:

  • £72/month (about $100) for 1–5 properties.
  • £16 (about $20) per property per month from 6 to 40 properties.
  • Add-ons: Uplisting's support page prices Protect security deposits at "£4 per unit month | €5 | $6." Its pricing page lists "Client Statements + Portal" at £8 per listing per month. The same page now also shows an Operator plan at "£16/listing · £90 floor" and Independent Host at "£40 / £72 flat."
  • No revenue share. 14-day free trial.
  • Worked totals (approximate USD): 1 or 5 = ~$100, 10 = ~$200, 25 = ~$500 per month.

Weaknesses:

  • Expensive for 1–2 units.
  • Billed in pounds, so the USD cost moves with exchange rates.

vs Hostaway: Published, contract-free pricing with simpler operations. Smaller marketplace.

#6. Guesty (Lite and Pro): the most common head-to-head competitor

Who it's for: Lite serves 1–3 listings. Pro and Enterprise serve larger managers.

Pricing:

  • Lite: $16/month on annual billing or $23 month-to-month for 1–3 listings (price card, July 2026).
  • Conflict flagged: Guesty's own FAQ on the same page says packages "start from $9/month per listing." MagicBnB (2026) reports that Guesty Lite publishes three per-listing rates: "$9 per month plus 1% of every reservation, $20 per month on annual billing, and $29 per month billed monthly, all capped at 1 to 3 listings."
  • Pro (4–199 listings) and Enterprise (200+) are quote-only. Third parties report $40–$72 per listing, or 2–5% of booking revenue.
  • MagicBnB (2026) reports that Pro onboarding "is quoted as $300 to $1,500 on one site and $2,200 to $11,000 on another." It does not name those sites.

Weaknesses:

  • Above 3 listings you get the same quote-only opacity as Hostaway.
  • Percentage-of-revenue pricing on some plans.

vs Hostaway: A comparable enterprise platform. Switching from Hostaway to Guesty Pro rarely solves a price-transparency problem.

#7. Hostfully: strong ops and guidebooks, fees on the entry plan

Pricing:

  • Growth: from $15 per property per month plus a platform fee, with a 1% payment gateway fee and a 0.85% direct booking fee.
  • Pro: from $25 per property per month plus a platform fee. No gateway fee, no commission on direct bookings, and a dedicated success manager.
  • The platform fee amount is not published.

Weakness: The unpublished platform fee, plus percentage fees on Growth.

vs Hostaway: More transparent at the entry level. Pro removes the fees Hostaway charges.

#8. Lodgify: website-first

Pricing:

  • Starter: from about $16/month on annual billing. Lodgify's live pricing page (lodgify.com/pricing) now shows a "0% booking fee" on all four plans (Basic, Starter, Professional and Ultimate). Its FAQ says: "Commission-free direct bookings are included with our Starter, Professional, and Ultimate plans."
  • Professional: about $40–$42 per property per month with no booking fee.
  • Dynamic pricing: Lodgify's Dynamic Pricing Fee document sets "a 0.8% percentage fee," but the live pricing page says Professional and Ultimate include "Dynamic Pricing included at no extra cost."
  • Conflict flagged: Many third-party reviews still describe a 1.9% booking fee on Starter. Lodgify's own live page shows 0% on every plan, including a new Basic tier. Check Lodgify's live page before you budget.

Weakness: Thinner automation than Hostaway. Third-party pricing information is often out of date.

vs Hostaway: Better website builder for the money. Weaker operations.

#9. Smoobu: budget option (billed in EUR)

Pricing:

  • Professional Prepaid: €35/month (about $40) for the first unit plus €12 per additional unit. Yearly billing saves 10% and two-year billing saves 20%, both prepaid and "non-refundable."
  • Professional Flex: €29/month plus a 0.9% booking fee on API-channel and booking-engine bookings.
  • Teams Pro+: €55/month.
  • Dynamic pricing: €12.99 per property per month.
  • Over 20 properties: quote only. 14-day free trial.
  • Worked totals (monthly billing): 1 = €35, 5 = €83, 10 = €143.

Weaknesses: Trustpilot 3.6 (499 reviews). A percentage fee on Flex.

vs Hostaway: Far cheaper. Built for simple operations.

#10. iGMS: Airbnb-focused automation

Pricing: Listed from $20 per month on Capterra and GetApp. Plan details vary by listing. Confirm with iGMS.

Weakness: Pricing is thinly documented in public sources.

vs Hostaway: Cheaper for Airbnb-centric hosts. Less breadth.

#11. Beds24: cheapest for technical users (billed in EUR)

Pricing: HotelMinder reports €15.90/month base for one property, €3 per additional property and €1 per extra unit. Capterra notes that channel links cost extra.

Weakness: A Software Advice reviewer called it "overkill, overcomplicated, and extremely dated in the user interface."

vs Hostaway: Much cheaper and very configurable. Setup takes time.

#Outgrowing Hostaway: Track, Streamline, Escapia

These are enterprise vacation rental systems for large managers, typically with trust accounting and deep operations tooling. Pricing is quote-only. We could not verify current 2026 pricing or terms for them, so request quotes and contract terms directly.

#Cost comparison (monthly subscription, as of September 2026)

ListingsHostaway (third-party reported range)Host Port (paid API sync)Host Port (iCal)
1$125–$175$10$0
5$175–$250$50$0
10$150–$350$100$0
25$375–$625$250$0

#Worked example: 10 listings, year one

Assumptions: 10 US listings, $50,000 of direct bookings through the booking website in year one, and a Hostaway mid-range quote of $20 per listing ($200 per month) with a $500 onboarding fee (the figure a Hospitable page cites).

Year-one costHostawayHost Port
Subscription$2,400 ($200 × 12)$1,200 ($100 × 12)
Onboarding$500$0
Booking engine fee (1.8% of $50,000)$900 (guest-paid by default; your cost if you absorb it)Card fee, not included
Total$3,800 if you absorb the fee; $2,900 plus $900 paid by guests$1,200 before card fees

Using the full reported ranges, Hostaway's year one comes to about $3,000–$6,100 in this scenario. Stripe's card processing fees apply on both platforms and are excluded, as is Host Port's card fee on direct bookings. Even when guests pay the 1.8%, it raises their total and weakens your price advantage over the OTAs.

#Who should stay on Hostaway

Stay if one or more of these apply:

  • You manage 20–200+ units and need a platform built for professional managers.
  • You manage for third-party owners and rely on owner portals, automated owner statements and accounting.
  • You use its marketplace heavily. Rebuilding 200+ integrations elsewhere costs time and money.
  • You need advanced task management, cleaning workflows and reporting across a large team.
  • You hold favourable locked annual terms. If your rate is good, finish the term and re-evaluate before renewal.
  • You value its partner status and preferred relationships with Airbnb, Vrbo, Booking.com and Google.

#How to migrate from Hostaway

#1. Check your contract

  • Find your term end date, notice period and any auto-renewal clause. Hostaway's help center says your contract "outlines your commitment terms, notice period, and any specific conditions."
  • Hostaway has a "30-day cancellation policy," so the process "may take up to 30 days to complete."
  • If you're on Booking Website Pro with an annual term, "early termination charges" may apply.

#2. Export everything first

Hostaway warns: "we don't keep reservation data after an account is deactivated." Export:

  • Reservations (past and future), guests and contact details
  • Owners and financial reports
  • Rates, fees, taxes and minimum-stay rules
  • Message templates and automation rules
  • Listing content and photos

#3. Set up Host Port on the free tier

Build listings, calendars and message templates before you touch any channel connection.

#4. Switch each channel carefully

Airbnb

  • Only the listing owner's account can authorize software. Co-host logins won't work.
  • Airbnb's official switch process: disconnect listings in Sync settings, remove the old app under Connected Apps, then "immediately" connect the new software. If you can't connect straight away, Airbnb suggests you snooze or unlist.
  • Connect your existing listings. Do not create new ones. Airbnb says connecting existing listings lets you "keep existing content and reviews, and to avoid creating duplicates."

Vrbo

  • Vrbo allows only one software to control a unit's calendar at a time (confirmed by several PMS help centers; not stated on Vrbo's own help pages).
  • Vrbo runs software switches through its onboarding process. Match each Listing ID to your existing Vrbo listings, and match each Reservation ID from your previous software.
  • Don't delete listings or disconnect on your own. Follow Vrbo's and Host Port's instructions for the switchover. Vrbo says integration "is usually completed within 24 hours" via self-service.

Booking.com

  • In the extranet: Account > Connectivity provider > Switch providers.
  • Do not deactivate the old connection first. Booking.com: "You'll stay connected to your old connectivity provider until the switching process is complete."

#5. Handle payments and future bookings

  • Deposits already collected through Hostaway's Stripe setup stay in your Stripe account. Refunds and balances on those bookings need a plan.
  • Re-create future-dated reservations in Host Port. Confirm balance collection, security deposits and messages for each one.

#6. Website and domain

  • Your domain is yours. The Hostaway-hosted site goes down when you cancel.
  • Point your domain to Host Port's direct booking page or your own site. Custom domains are supported and free on every plan, including the free one.

#7. Tell your owners

If you manage for owners, tell them the switch date, how statements will work, and where they'll see bookings.

#8. Run both for 24–48 hours

Keep Hostaway active until every channel is confirmed live in Host Port. Only then deactivate Hostaway (Settings > Account > Deactivate Account).

#Test before you trust it

  • Every listing shows the right future reservations on every channel
  • A rate change in Host Port appears on Airbnb, Booking.com and Vrbo
  • A blocked date in Host Port closes on every channel
  • A test booking on your direct booking page creates the reservation and takes payment via Stripe
  • Automated messages send at the right trigger times
  • Booking.com room types map to the right units
  • PriceLabs is pushing rates (if you use it)
  • Co-hosts and cleaners see only what they should
  • Your old reviews still show on Airbnb and Vrbo
  • No duplicate listings exist on any channel

#FAQ

How much does Hostaway cost in 2026? Hostaway doesn't publish prices. Third parties report $25–$50 per listing per month at small sizes, about $125–$175 per month for 1–4 listings and $15–$25 per listing above 10, plus a one-time onboarding fee of $300–$1,000+ (as of September 2026).

Does Hostaway have a free trial? No. Capterra lists no free trial and no free version.

Does Hostaway charge an onboarding fee? Third parties consistently report one, typically $300–$1,000+, depending on portfolio size and migration work. Hostaway does not publish the amount.

What is Hostaway's booking engine fee? 1.8% of the base rate and fees (excluding taxes) on US Stripe bookings through its Booking Website. Guests pay it by default. Outside the US, a 0.5% host processing fee applies instead. Booking Website Pro adds $49 per month plus 0.5%.

Is Hostaway good for small hosts? It works well, but it's built for managers of 5 to 500+ properties. Small hosts often report that the pricing and learning curve don't suit a 1–4 unit portfolio.

What's the cheapest Hostaway alternative? Host Port's free tier (iCal sync, unlimited listings). For two-way API sync, Host Port costs $10 per synced listing per month. Hospitable's Essentials plan is also free.

What's the best Hostaway alternative for owner accounting? OwnerRez. It offers owner statements, commissions and expenses through a published Property Management add-on.

Can I cancel Hostaway mid-contract? It depends on your agreement. Hostaway's help center points you to your contract's commitment terms and notice period and applies a 30-day cancellation process. Reviewers report being held to annual terms. Hostaway's Terms of Service let you terminate after a notified price increase.

Will I lose my reviews if I switch? No, as long as you connect your existing listings rather than creating new ones. Reviews stay with the listing on Airbnb, Vrbo and Booking.com.

How long does switching take? Setup on Host Port can start the same day on the free tier. Vrbo says self-service integration "is usually completed within 24 hours." Plan to run both systems in parallel for 24–48 hours. Allow for Hostaway's 30-day cancellation window.
