#What Guesty is
Guesty is a property management system (PMS) and channel manager for short-term rentals. Amiad and Koby Soto founded it in Tel Aviv in 2013. It now describes itself as "the AI platform for short-term rentals."
Size and funding
- Guesty raised a $130M Series F in April 2024, led by KKR, with Apax, BDT & MSD Partners, Sixth Street and Inovia also in the round. Sources told TechCrunch the Series F valued the company at around $900M post-money, up from a reported $690M at its $170M August 2022 round.
- Guesty's September 17, 2026 press release says it is "backed by $410 million in funding" from KKR, Apax Digital Fund, Inovia Capital and others.
- Guesty says it runs "500,000+ properties across 100+ countries" and shipped "more than 300 product features in 2026." These are company claims.

How Guesty bills Lite, per its help center:
- You pay active listings × the per-listing fee.
- The 1% is charged on total monthly reservation revenue. That includes rental income, extra guest fees and extra services. Guesty's example: $10,000 of revenue = $100 fee.
- The 1% is billed in the month the guest checks in, not when the booking is made.
- Fees are charged in USD.
- There is a 14-day free trial with no credit card needed. There is no free plan.
#Conflicts to be aware of
- $9 vs $16. AI Tools Bakery says that on July 27, 2026, the guesty.com/pricing card showed Lite at $16/month annual and $23 monthly. On the same day, the FAQ on that page said "from $9/month per listing." Capterra lists Lite at "$16 flat rate per month." Capterra's own Guesty pricing guide says $27 annual and $39 monthly. The Lite package page now shows $9 / $20 / $29 per listing. Treat the package page as current, and check your checkout screen.
- Per listing vs percentage. Most sources describe Pro as a per-listing fee. Awning's 2026 Guesty review says Pro may be charged as a percentage of gross booking revenue ("typically 2 to 5 percent") or as a flat per-listing monthly fee. Guesty publishes neither. Ask which model your quote uses.

#How to migrate from Guesty
1. Check your contract. Find the end date, notice period and auto-renewal clause. Several reviewers say billing continued after they cancelled. Send your cancellation in writing and keep the confirmation.
2. Export everything before you cancel.
- Reservations, especially future-dated ones.
- Guest contacts.
- Owner records and statements.
- Financial and payout reports.
- Rates, fees and rules.
- Message templates and automations.
- Screenshots of settings.
3. Link existing OTA listings. Don't recreate them. Airbnb says: "You can connect your existing listings to keep existing content and reviews, and to avoid creating duplicates."
4. Airbnb.
- Only the listing owner, or the team owner, can authorize API software.
- Airbnb's official order is different from Booking.com's. Disconnect each listing from the old software, remove the old app's access, then connect the new software.
- This can only be done on desktop, not in the Airbnb app.
5. Vrbo.
- Vrbo only allows one software to control a unit's calendar at a time. Ask your new PMS and Vrbo support for a "software switch."
- When switching, map each Reservation ID from the old software to the new one, per Vrbo.
- Integration usually completes within 24 hours, or up to five business days with an account manager.
- Vendor advice conflicts on whether to disconnect first. Don't disconnect on your own. Follow the steps your new PMS gives you.
6. Booking.com. Log in to the Extranet, then go to Account > Connectivity provider > Switch providers. Booking.com warns: "make sure you don't deactivate your old connection." You stay connected to the old provider until the new one is confirmed. Then check that your rates and availability are correct.
7. Payments already taken through GuestyPay. Decide who refunds or charges balances on future bookings. Don't close your old payment account until every future reservation paid through it has checked out and any disputes are settled.
