Free channel managers exist, but "free" hides four very different deals. This guide sorts them, ranks the genuinely free options, and shows exactly when free stops paying off.
Our pick for the best free channel manager in 2026 is HostPort. Its free tier has no listing cap and no time limit, and the upgrade to real two-way sync is the cheapest transparent price in the market: $10 per synced listing per month, with no contract.
#The four kinds of "free"
Most tools marketed as "free vacation rental channel managers" fall into one of four models. Learn to spot them.
1. Genuinely free forever. A real $0 tier with no time limit. The catch is almost always the same: calendar sync is iCal (availability only, on a delay), not two-way API. Examples: HostPort, Hospitable Essentials, Zeevou Spark, Tokeet free plan.
2. Free trial dressed up as "free." A 7 to 30 day trial of a paid plan. After it ends, you pay. Examples: Lodgify, OwnerRez, Smoobu, Beds24, Host Tools, Hostex.
3. "Free" software that charges a commission or booking fee. No subscription, but the tool skims every booking. On OTA bookings this can dwarf a flat monthly fee. Examples: Your.Rentals, Lodgable.
4. Free for one listing only. A $0 tier capped at a single property or unit. Fine if you have one place, useless the day you add a second. Examples: Sirvoy Free, iGMS (small free tier), Hosta.
The rule: if a tool is free and syncs by real-time API to Airbnb, Vrbo and Booking.com with no cap and no fee, read the fine print again. Two-way OTA API sync costs the vendor money (partner-program certification and per-connection fees), so it is almost never given away with no limit.
#Free vs cheap: a worked cost example
The most expensive "free" is the commission model. Here is the math at realistic numbers, using $2,500 gross revenue per listing per month, with OTA bookings.
Your.Rentals charges no subscription. Its own pricing page states: "When we send your payout, we deduct a fee equal to 7.5% Your.Rentals fee + one fixed 15% channel fee from the total booking amount." That is 22.5% combined on channel bookings.
| Listings | Monthly revenue | Your.Rentals "free" (per month) | HostPort Pro at $10/listing (per month) |
|---|---|---|---|
| 1 | $2,500 | ~$187 (7.5% service fee; 15% channel fee also deducted) | $10 |
| 3 | $7,500 | ~$562 service fee | $30 |
| 5 | $12,500 | ~$937 service fee | $50 |
Even counting only Your.Rentals' own 7.5% cut and ignoring the 15% channel fee, a single listing costs about $187 a month versus $10 for a flat per-listing tool. "No subscription" is not "no cost." The moment you have real booking volume, a flat per-listing fee wins by a wide margin.
Lodgable works the same way: the software is free, but travelers (or you) pay roughly a 4.9% service fee per booking, plus card processing. On $2,500 a month that is about $122 in fees per listing before processing.

#Why HostPort is our #1 free pick
HostPort's free tier is broader than almost every other genuinely free plan, and its upgrade path is the cheapest transparent one we found.
What you get free, forever:
- Unlimited listings on iCal sync (Airbnb, Booking.com, Vrbo)
- A unified calendar across all your listings
- A mobile app (web, iOS, Android)
- A direct booking page
- $0, no credit card, no time limit
The upgrade, when you need it: turn on true two-way API sync per listing for a flat $10 per synced listing per month. No contract, no setup fee. Turn sync off on a listing and billing for it stops. Paid sync covers direct API to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp, plus a unified inbox, automated messaging, team/co-host/cleaner permissions, a PriceLabs integration, linked calendars for multi-unit properties, multiple units under one Booking.com property as room types, and Stripe payments where you are the merchant of record.
Be clear-eyed about the free tier. HostPort's free sync is iCal: availability only, on a delay, exactly like every other genuinely free option. It does not push rates, restrictions or content between channels, and iCal feeds refresh on each platform's own schedule. That is the same limitation Hospitable Essentials, Zeevou Spark and Tokeet's free plan all share. Two-way, near-instant API sync is the paid $10/listing option.
What we could not verify. HostPort does not publicly document whether the unified inbox, automated messaging and team permissions are available on the free tier or only after you enable paid sync, the exact iCal refresh frequency, or any caps on direct bookings or storage. HostPort's own pages list the unified inbox, automated messaging and pricing rules under the Pro plan, which suggests those are paid features. Confirm the free-tier depth with HostPort directly before you rely on it.
Where HostPort clearly beats the field: no listing cap on free (unlike Sirvoy's one unit, iGMS's four, or Guesty Lite's three), a free direct booking page (which Hospitable puts behind a paid plan), and a $10/listing upgrade with no minimum floor (unlike Uplisting's £72 floor or OwnerRez's $40 first-property base). You pay only for the listings you actually sync.
#What you can and cannot get for free
Every genuinely free channel manager syncs by iCal. Understand exactly what that means.
iCal syncs availability only. It transfers blocked and open dates. It does not sync nightly rates, minimum-stay rules, restrictions, guest details, or listing content. You still set prices and rules by hand on each platform.
iCal runs on a delay. Each platform pulls the feed on its own schedule. Reported refresh windows:
- Airbnb: roughly every 3 hours (Airbnb states imported calendars refresh automatically about every 3 hours; some syncs take longer)
- Vrbo: about every 30 minutes to a few hours
- Booking.com: roughly every 2 to 4 hours
- Google Calendar: 12 to 24 hours
The double-booking window. A guest books your Airbnb at 2:00 PM. Vrbo does not see it until Airbnb's feed refreshes hours later. If someone books the same dates on Vrbo in that gap, you are double-booked. There is no fix inside iCal other than switching to API sync.
Feeds break silently. iCal links can expire, corrupt or stop updating with no alert. You only find out when a date fails to block.
When free iCal is genuinely enough:
- 1 to 2 listings
- 2 channels
- Low to moderate occupancy
- No same-day or instant bookings
- You do not run dynamic pricing that needs to push rates everywhere
Clear triggers to upgrade to paid API sync:
- Your first double booking (or near miss)
- Adding a third channel
- Turning on Instant Book
- Regular same-day bookings
- Adding a co-host or cleaner who needs access
- Needing to push rates or Booking.com rate plans automatically
#The free tools you already have (native)
Before buying anything, know the free calendar tools built into the platforms.
Airbnb calendar import/export. Airbnb exports an iCal link and imports external ones. Its multi-calendar view shows several listings at once. It refreshes imported feeds about every 3 hours. It breaks the moment you need rate sync or same-day protection.
Vrbo calendar import/export. Same iCal model, refresh roughly every 30 minutes to a few hours. You must set up both directions (Airbnb into Vrbo and Vrbo into Airbnb) or one platform will not block the other.
Booking.com extranet iCal. Under Rates & Availability > Sync Calendars. Refresh is a few hours. Booking.com is the riskiest for iCal because it holds you liable for relocation costs on overbookings.
Google Calendar as a hub. Some hosts import every listing's iCal into one Google Calendar for a master view. Google refreshes external iCal feeds slowly (12 to 24 hours), so this is fine for viewing but too slow to prevent double bookings.
Manual master calendar. A spreadsheet or wall calendar updated by hand. Free, and it fails the first busy week.
Where native tools break, universally: no rate sync, slow refresh, no unified inbox, no automation, and you manage each platform separately.
#Every "free" tool, examined
#HostPort — free tier
The broadest genuinely free tier. Unlimited listings on iCal, unified calendar, mobile app, direct booking page, $0 forever. Upgrade to two-way API per listing at $10/month, no cap, no contract. Catch: free sync is iCal (availability, delayed); inbox, messaging and team permissions appear to sit on the paid plan. Best overall free option for hosts who want to start free and scale one listing at a time.
#Hospitable Essentials — free forever (launched April 2026)
Hospitable launched a permanent $0 Essentials plan on April 3, 2026. According to The Host Report, it was "the first PMS in the STR industry to offer multi-channel distribution at no cost and with no commission on bookings." It includes multi-channel calendar sync for Airbnb, Vrbo, Booking.com and Agoda, a unified inbox, guest portal, cleaner automation and basic scheduled messaging for unlimited properties. Catch: the AI messaging that made Hospitable famous is not included, dynamic pricing is a paid add-on, direct booking sites and smart-device integrations are paywalled, and support on free is community-only. Upgrade: Host at $29/month for one property, Professional $59, Mogul $99. A strong free tier for a solo host who wants a unified inbox at $0. Reviewers describe Essentials as closer to an extended trial than a full plan.
#Zeevou Spark — free forever
Zeevou's Spark (also branded "Forever Free") gives a core PMS, direct booking website, CRM, multi-unit calendar and basic automation for unlimited properties at $0. Catch: full two-way API channel management is not on Spark. Zeevou's own support docs confirm Spark users sync Airbnb by iCal; API sync requires Glow (about £14/unit) or the Channel Manager add-on. Good for a host who wants a free direct-booking site and PMS and can live with iCal.
#Tokeet — free plan
Tokeet lists a free plan alongside paid tiers from $9.99/month (1 rental). The free plan is a stripped reservation manager, not a full channel manager. Upgrade quickly to reach real channel sync. Entry paid plan is $9.99/month for one rental; five rentals run $39.99.
#Sirvoy Free — free for one unit (launched January 2026)
Sirvoy launched Sirvoy Free on January 13, 2026, initially for the first 500 eligible hosts. It is free forever for single-unit properties and includes a booking website with direct booking engine, Stripe payments, automated guest emails, a guest portal and website templates. Catch: it explicitly "does not include invoicing, SMS, additional users, a channel manager or multiple units." This is a direct-booking tool, not a channel manager. To get the channel manager you need Sirvoy Pro (from about $54/month for one unit). Good only if you want free direct bookings for one place.
#iGMS — free for a small number of listings
iGMS has historically offered a free tier for up to four property listings, with automated messaging, a multi-calendar and unified inbox. Note: some 2026 pricing pages now list only paid plans (Lite around $14/property, Flex $1/booked night with a $20/property/month minimum, Pro ~$18/property) and a 14-day trial, so the free-for-four tier may have changed. Confirm current terms with iGMS. Best for a small Airbnb-focused host if the free tier is still live in your account.
#Hostex — trial, then very cheap
No permanent free plan; a 15-day free trial. After that it is one of the cheapest API channel managers, from about $4.90 per room per month (some listings show $3.80 on higher volume). Connects Airbnb, Vrbo, Booking.com, Expedia, Agoda and more. Not free, but the cheapest paid two-way sync we found. Support and reviews are strong on Capterra (5.0 from a small review count).
#Lodgable — "free" software with a per-booking fee
Lodgable's core software (PMS, channel manager, reservations, invoicing) is free for hosts, with two-way API to Airbnb, Vrbo, Booking.com, Expedia and 60+ platforms. Catch: a per-booking traveler service fee of roughly 4.9% (from Lodgable's own worked example) is added to the nightly rate, plus about 2.9% card processing and a $0.45 payout fee. You can pass the 4.9% to guests or absorb it. No subscription tier is published. Fine for low volume; expensive as bookings grow. Note: Lodgable is not the same company as Lodgify.
#Your.Rentals — commission model, no subscription
No monthly fee. Your.Rentals takes a 7.5% service fee on all bookings plus a 15% channel fee on OTA bookings (22.5% combined on channel bookings). Includes distribution to Airbnb, Vrbo, Booking.com and Google, a unified calendar, a free listing website and PriceLabs/AirDNA-powered dynamic pricing. Catch: at any real volume the commission dwarfs a flat fee. Best only for very low-occupancy or passive hosts. Reviews cite payout delays and limited customization.
#Guesty Lite — no free tier
Guesty Lite is capped at 1 to 3 listings and is paid: $9/listing/month plus 1% per reservation on the pay-as-you-grow option, $20/listing/month annual, or $29/listing/month monthly. (Guesty's own page confusingly shows both $16 and $9 in different places.) API sync to Airbnb, Booking.com and Vrbo. No permanent free plan. Reviews on the Lite tier flag slow support and reliability issues.
#Smoobu — free plan discontinued
Smoobu's old free Basic plan is gone. As of 2026 it offers a 14-day trial and paid plans from €29/month per unit (Professional Flex, with a 0.9% booking fee) or €35/month prepaid (0% fee). No permanent free tier. Note: some stale directory pages still claim a free plan; the vendor's current pricing does not.
#Lodgify — trial only
No free plan. A short trial (7 to 14 days depending on source), then paid from $18/month (Basic, annual) up to $77/month (Ultimate). The Starter/lower tiers historically carried a 1.9% booking fee; current Capterra listings show 0% booking fees across plans, so confirm. Best known for its direct-booking website builder.
#OwnerRez — trial only
No functional free plan for operating (some directories list a $0 "free tier," but real use starts at $40/month for one property, dropping per property as you add units). 14-day trial with full features. Excellent reviews (4.9 on Capterra) and support, but overkill and not free for a 1–2 listing host.
#Host Tools — trial only
14-day free trial, no card, then paid. No free plan. Real-time API sync (certified partner) to Airbnb, Vrbo, Booking.com, Google and Houfy. Cheapest paid plan is about $28/listing/month billed yearly ($30 monthly) on the Messaging plan, $30/listing yearly on Pro. Note: older reviews cite $5–$10/listing; those are outdated.
#Houfy — free direct-booking marketplace
Houfy is free to list, with 0% host commission, and is a direct-booking social marketplace rather than a channel manager. Free plan includes unlimited listings, scheduled messages, a rental agreement, a multi-calendar and iCal sync with Airbnb, Vrbo and Booking.com. Catch: a one-time $5.99 host verification fee (waived if you connect a channel manager); optional Lite ($7.99/listing/month) and Premium ($11.99/listing/month) add marketing tools; a 5% guest-side fee applies only to bookings routed through certain PMS integrations, never billed to the host. Use it as a free extra direct-booking channel alongside a real channel manager, connected by iCal.
#Beds24 — trial only, then cheap
14-day trial, no permanent free plan. Pay-as-you-go from about €8.40/month for 1–2 units, scaling by usage; you pay only for the channels you use. Powerful, certified API to 100+ OTAs, but technical and not beginner-friendly. Best for tech-savvy hosts who want cheap, granular control.
#Uplisting — trial plus a commission Operator plan
14-day trial, then paid. Uplisting added a £0/month "Independent Host" option that charges 3% commission per booking (up to 4 properties), and an "Operator" £0/month option at 1.5% commission — or flat plans (£40/month for 5 properties on Independent Host, £16/listing on Operator with a £90 floor). The flat plans are 0% commission and include channel manager, unified inbox and messaging automation. Not truly free, but the commission option means you pay nothing in months with no bookings.
#Other "free" calendar hacks
- Google Sheets / Google Calendar setups. Free, manual, slow. A master view, not double-booking protection.
- Free iCal apps (BNBForms, Hosta, GleamSync, BNB Pilot). These aggregate iCal feeds and add overlap alerts. Still bound by platform refresh delays; they do not add API sync. Hosta is free for one property.
- Zapier-based setups. Fragile, still availability-only, and Zapier itself costs money past its free task cap.
#Hidden costs of "free"
Free iCal is not free if it causes one double booking.
A double booking's real cost.
- Airbnb: classifies it as a host cancellation with no fee waiver. Airbnb's official Host Cancellation Policy for homes states the fee is "50%" within 48 hours of check-in, "25%" between 48 hours and 30 days, and "10%" more than 30 days out, "subject to a minimum cancellation fee of $50 USD." You also forfeit the payout, the dates get blocked, and an automated cancellation note is posted on your listing. Superhost requires a cancellation rate under 1%; one cancellation on a small portfolio can cost the badge for a year.
- Vrbo: effective October 1, 2025, Vrbo imposes a 100% penalty on U.S. hosts who leave guests stranded without access (matching the booking amount), plus possible property suspension and cancellation of future reservations. Its tiered host-cancellation schedule otherwise mirrors Airbnb's (10% / 25% / 50%, $50 minimum). A cancellation rate over 1% loses Premier Host — a threshold that dropped from 5% in January 2024.
- Booking.com: you must relocate the guest to equal-or-better accommodation at your cost, cover transport and the price difference, and you still owe commission on the overbooking. Booking.com's partner help confirms the only exceptions: "If your property has been live on Booking.com for less than 30 days or you've had fewer than 5 overbookings in 12 months, no commission will be charged." Your ranking drops.
Time cost. Updating rates by hand across three platforms every time you change a price. iCal never syncs rates.
Lost revenue. No dynamic pricing pushed to all channels means leaving money on the table in peak periods.
Data lock-in. A free tool can change terms, add fees or discontinue the plan (as Smoobu did, and Guesty for Hosts is doing on May 31, 2026). Check whether you can export bookings and guest data before you commit.
#Decision framework
1 listing on 2 channels. Free iCal is fine. Use HostPort free, Hospitable Essentials, or the platforms' native import/export. Audit weekly.
2–3 listings on 2–3 channels. Free iCal still works if occupancy is moderate and you have no same-day bookings. Watch closely for the double-booking window. Have your upgrade picked out.
4–10 listings. iCal risk compounds with every listing and channel. Move to API sync. HostPort Pro at $10/synced listing is the cheapest transparent path; Hostex (~$4.90/room) is cheaper still if you want the absolute floor and can handle a busier interface.
You mainly want a free direct booking page. HostPort (free page), Zeevou Spark, or Sirvoy Free (one unit). Houfy as a free extra marketplace.
You mainly want free messaging automation. Hospitable Essentials (basic scheduled messages, unified inbox). Confirm whether HostPort includes messaging on free.
You need Booking.com rate plans. No free tier pushes rate plans. This needs API sync — HostPort Pro, Hostex, Beds24 or similar.
When to stop using free and start paying: first double booking, adding a third channel, enabling Instant Book, regular same-day bookings, adding a co-host or cleaner, or needing automated rate push. Any one of these is the signal.
#Cost comparison at 1, 3, 5 and 10 listings
True monthly cost in USD. Two revenue assumptions per listing: $2,000/month (Low) and $4,000/month (High). Commission tools calculated on their own service fee only (channel fees pass through OTA commissions). API-sync figures are the flat subscription.
| Option | 1 listing (Low / High) | 3 listings | 5 listings | 10 listings |
|---|---|---|---|---|
| HostPort free (iCal) | $0 / $0 | $0 | $0 | $0 |
| HostPort Pro (API, $10/listing) | $10 / $10 | $30 | $50 | $100 |
| Hospitable Essentials (free) | $0 / $0 | $0 | $0 | $0 |
| Hospitable Host+ (paid) | $29 / $29 | ~$59 | ~$99 | ~$130+ |
| Hostex (API) | ~$4.90 / $4.90 | ~$14.70 | ~$24.50 | ~$49 |
| Your.Rentals (7.5% service fee) | $150 / $300 | $450 / $900 | $750 / $1,500 | $1,500 / $3,000 |
| Lodgable (~4.9% fee) | ~$98 / $196 | ~$294 | ~$490 | ~$980 |
| Guesty Lite ($20/listing annual) | $20 / $20 | $60 | n/a (3-listing cap) | n/a |
| Lodgify (Basic $18 flat) | $18 / $18 | $18 | $18 | $18+ |
| OwnerRez | $40 / $40 | ~$70 | ~$88 | ~$127 |
Reading the table: at any real revenue, commission "free" tools (Your.Rentals, Lodgable) are the most expensive by a wide margin. Flat per-listing API sync (HostPort, Hostex) stays cheap and predictable. Free iCal (HostPort free, Hospitable Essentials) is $0 but carries double-booking risk. Adding two-way API sync with HostPort costs exactly $10 per listing you choose to sync — you can sync your busiest two listings and leave the rest on free iCal.
#Setup checklist: get the most from a free (iCal) setup
- Export and import iCal in both directions on every channel pair (Airbnb↔Vrbo, Airbnb↔Booking.com, Vrbo↔Booking.com). One-way links cause double bookings.
- Use a hub tool (HostPort free, Hospitable Essentials) so you manage one calendar instead of three.
- Force a manual refresh after any booking or block, rather than waiting for the automatic cycle.
- Add a buffer day between stays on channels with slow refresh if turnover is tight.
- Disable Instant Book on channels with long refresh windows (Airbnb's ~3 hours) if you list the same dates elsewhere.
- Keep a master calendar view and check it every morning during busy periods.
- Run a weekly audit: open each platform, confirm blocked dates match, look for stale "last synced" timestamps.
- Re-export and re-import any feed that shows a sync gap; iCal links break silently.
#When to upgrade: checklist
Upgrade to paid two-way API sync when any of these are true:
- You have had a double booking or a near miss.
- You list on 3 or more channels.
- You have turned on Instant Book anywhere.
- You take same-day or next-day bookings.
- You run dynamic pricing and need rates pushed to every channel.
- You need Booking.com rate plans or restrictions synced.
- You have added a co-host, cleaner or team member.
- You manage 4 or more listings.
The cheapest transparent upgrade is HostPort Pro at $10 per synced listing per month — turn it on for the listings that need it, leave the rest free, and turn it off any time.
#The bottom line
Every genuinely free channel manager syncs by iCal, which means availability only, on a delay, with real double-booking risk beyond two channels. Within that reality, HostPort's free tier is the most generous: no listing cap, no time limit, a unified calendar, mobile app and a free direct booking page. And when you outgrow iCal, HostPort's $10-per-synced-listing upgrade is the cheapest transparent price in the market, with no contract and no minimum. Start free, pay only for the listings you actually need to sync, and avoid the "free" tools that quietly take a cut of every booking.
Pricing and plan details verified September 2026 from vendor pricing pages and review sites (Capterra, G2, GetApp, PRNewswire, The Host Report, Skift). Confirm current terms directly with each vendor, and confirm HostPort free-tier feature depth (inbox, messaging, team permissions, refresh frequency, any caps) with HostPort before relying on it.
Flat pricing, no contract, no sales call.
HostPort syncs Airbnb, Booking.com and Vrbo, runs your direct booking page and puts every guest message in one inbox. Free forever on iCal sync; $10 USD per listing per month for two-way channel sync.
