#Why direct bookings matter in 2026
OTA fees keep rising.
- Airbnb: most hosts now pay a single host-only fee of 15.5% of the booking subtotal. Per Hostfully's fee guide, it became mandatory for US and Canadian PMS-connected hosts on 27 October 2025 and for remaining software-connected hosts on 13 April 2026; per Rental Scale-Up, hosts without software are moving country by country, with Peru and South Korea on 25 May 2026 and Germany and the UK on 22 June 2026. On $5,000 of bookings, Airbnb keeps $775.
- Airbnb direct booking links: Skift reported on 29 August 2026 that Airbnb is testing links that cut the host fee to 6%–10% on bookings made through a link you share, based on Airbnb messages to US hosts titled "Share your link, get a lower fee." Airbnb has not published a help article or terms for the pilot, and it is still an Airbnb booking.
- Vrbo: pay-per-booking hosts pay 5% commission plus 3% payment processing, about 8% in total. Guests also pay a traveller service fee.
- Booking.com: Houst's 2026 host fee guide puts commission at 10%–25% with a "global average around 15%," and says Preferred Partner adds about 3% more, "bringing the total to around 18%." Genius discounts raise the effective cost further.
A direct booking costs you card processing only. Stripe's standard US rate is 2.9% + 30¢ per transaction. On a $1,000 stay, that is about $29 versus $155 on Airbnb's host-only fee.
You own the guest relationship. On a direct booking you hold the guest's email and phone number and can invite them back. Airbnb's policy bans using guest contact details from Airbnb bookings for marketing.
Direct guests are worth more. Lodgify's 2026 industry data, based on 1.6 million bookings, found direct bookings produced 45.2% longer stays than OTA bookings.
What small hosts actually get from direct:
- The Host Report, covering Key Data's Q2 2026 figures, says direct bookings "fell to 23% of reservations and 35% of revenue, down from 26% and 39% a year ago." Key Data's later US Summer Index (finalised Q2 2026, 1.3M properties) is lower still: 21% of reservations and 29% of revenue, down from 25% and 36%. These figures skew towards professional managers who report data.
- In Lodgify's 2026 data, 70% of operators had a direct booking website, yet 62% generated less than 25% of bookings through direct channels, and 18% received no direct bookings at all.
- Touch Stay surveyed 1,204 guests: 95% were open to booking direct to save 10%–15%, but 26% said it depended on trusting the host.
- Hostaway's 2025 Summer Snapshot found 37.5% of operators grew direct bookings year on year.
The honest takeaway: a booking site converts guests you already have. It does not create demand. Expect direct to start with repeat guests and referrals, then grow slowly. Anyone promising a fixed share of direct bookings is making a marketing claim.

- Fees: no booking commission, a position OwnerRez states strongly.

- Pricing: Lodgify's pricing page lists four plans (Basic, Starter, Professional, Ultimate), all showing a 0% booking fee. Basic has no website. - Fees: older plans charged a 1.9% booking fee on Starter, applied to all bookings including OTA bookings. If you are on a legacy plan, check your billing screen.

A guest fee undercuts the main reason to book direct. The PMS is priced for professional managers.
#8. Uplisting

- Fees: the direct site is commission-free on flat plans. On pay-as-you-go the percentage applies to bookings generally.
- Features: eSign rental agreements, guest ID verification and security deposits (Uplisting Protect).
- Weaknesses: priced in GBP. A "Pro direct booking site" and multilingual sites are listed as coming soon. One Capterra reviewer found it "more geared to European customers."

#Legal and trust essentials for direct bookings
- Registration and licence numbers:
- EU: Regulation (EU) 2024/1028 applies from 20 May 2026. Where a registration scheme exists, hosts must display their registration number in each listing and give it to guests, and platforms must verify and display it.
- Elsewhere: Scotland's licensing scheme and the NSW short-term rental register also require numbers in advertising. Italy requires its CIN on listings.

- Card security: use Stripe or another PCI-compliant processor so card data never touches your systems.
- Chargebacks and fraud: as merchant of record, you bear chargeback risk. Use Stripe Radar, request ID for high-value or last-minute stays where the law allows, keep signed agreements and check-in records, and require a deposit.
- Cancellation policy: show it before payment, in plain language, with exact refund dates.
- Privacy and cookies: publish a privacy policy. If you serve EU or UK guests, add cookie consent before loading analytics or pixels, and follow GDPR for guest data.
- Trust signals: show reviews (with permission), photos matching your OTA listings, a padlock checkout, your real name or business name, and a phone number. Touch Stay's survey found trust, not the discount, is the deciding factor for 26% of guests.

#Where percentage fees overtake flat pricing
- Hostaway's 1.8% on $5,000 of direct revenue costs $90 per listing per year, three-quarters of HostPort's full $120 per-listing API sync fee. That is before Hostaway's own subscription.
- Hostfully Growth vs Pro: Pro costs $120 per property per year more. Growth's 1.85% overtakes that at about $6,500 of direct revenue per property per year.
- Hospitable's 7% Premium on $5,000 is $350 per listing per year in fees alone.
- Against Airbnb: $5,000 via Airbnb's 15.5% host-only fee costs $775. Direct via HostPort costs a small card fee instead. That saves roughly $600 per listing per year, and roughly $6,000 across 10 listings, if those guests would have booked anyway.

#How to actually get direct bookings
1. Capture repeat guests the right way.
- Direct guests: you own their contact details. Email them after checkout with a return-guest code.
- Airbnb guests: Airbnb bans asking for contact details before booking, soliciting emails through its messaging system, using guest contact info for marketing, and moving current or future bookings off Airbnb. Violations can suspend your account.
- In the property: host tools commonly advise that branded cards or signs with your website URL are acceptable. Do not push them through Airbnb messages. Read Airbnb's policy yourself, because enforcement changes.
- Booking.com: it has similar restrictions on using guest data for marketing. Treat all OTA guest data as off-limits for marketing.
2. Google Business Profile. Create one for your property or brand. Add your booking page link, photos and your registration number where required.
3. Google Vacation Rentals. Enrol through your PMS where offered.
4. Social media. Put your booking page link in your Instagram and Facebook bio. Post real stays, local events and seasonal availability.
5. Email. Send 4–6 emails a year to past direct guests: seasonal openings, last-minute gaps, returning-guest rates.
6. Local partnerships. Wedding venues, hospitals (travel nurses), universities, event organisers and local businesses with visiting staff. Offer a direct rate code.
7. Realistic 12-month expectations.
- Months 1–3: set up, test, share with past direct guests and friends. Expect a handful of bookings.
- Months 4–9: repeat guests and referrals build. Google profile gets reviews.
- Months 10–12: expect direct to be a minority of bookings. Lodgify's data shows 62% of operators with a site still get less than 25% direct. Gains come from repeat guests first.
#Common pitfalls
- Double bookings from iCal-only sites. iCal updates on a schedule. Use API sync for high-demand listings.
- Paying a percentage on your own guests. 1%–7% on repeat guests adds up. Check the fee schedule, not just the monthly price.
- Platform-held funds and slow payouts. If the platform is merchant of record, it controls refunds and payout timing.
- Losing your site when you switch PMS. Own your domain. Know what you can export.
- Poor mobile speed. Slow template sites lose bookings. Test on your phone over mobile data.
- Missing licence numbers or taxes. Fines apply in many jurisdictions. Collect lodging tax on direct bookings where required.
- Weak cancellation terms. Vague policies lead to disputes and chargebacks.
- No deposit or damage cover. OTAs provide some host protection. Direct bookings need your own deposit, waiver or insurance.
- Violating OTA off-platform rules. Never redirect an OTA enquiry or booking to your site.
#Setup checklist
- Choose your tool and connect your OTA listings (API for busy listings, iCal for the rest).
- Connect your own Stripe account and verify payouts to your bank.
- Set rates, minimum stays, cleaning and extra fees to match your OTAs, or price direct slightly lower.
- Add lodging taxes and levies.
- Write your cancellation policy, house rules and privacy policy.
- Add your registration or licence number where required.
- Upload the same photos and description you use on your OTAs.
- Set up confirmation and pre-arrival emails.
- Add your booking link to your Google Business Profile, social bios and email signature.
- Confirm with your provider which features exist: custom domain, promo codes, deposits, agreements, ID checks.
#"Test before you trust it" checklist
- Make a real test booking end to end on your phone over mobile data.
- Confirm the payment lands in your Stripe account, minus only the card fee.
- Check the dates block on Airbnb, Booking.com and Vrbo within minutes (API) or note the iCal delay.
- Check the guest confirmation email and your host notification arrive.
- Verify taxes, levies and fees calculate correctly on the receipt.
- Cancel the test booking and check the refund amount and calendar release.
- Time mobile checkout. Fix anything that takes more than a few taps or loads slowly.
- Open the page in a private browser window to see what a new guest sees.
#Caveats
- Pricing moves fast. Figures come from vendor pricing pages, help centres and review sites checked in September 2026. Lodgify and Hostfully run frequent promotions. Hospitable's live pricing page did not display prices, so its base prices come from GetApp and Software Advice listings.
- Unpublished costs. Hostfully's platform fee, Hostaway's subscription, Guesty Pro pricing and Zeevou's network fee are not public.
- Currencies. Smoobu, Beds24, Uplisting and Zeevou price in EUR or GBP. We did not convert them.
- Self-reported claims. Several data points come from vendors reporting on themselves (Houfy, Boostly, Futurestay, HostPort's sync-speed claim). Treat them as vendor claims.
- HostPort unknowns. Its direct booking page features beyond those listed above are not publicly documented. Confirm with HostPort before you depend on any of them.
