For most UK hosts and small operators with 1–50 units, HostPort is the best channel manager in 2026. It costs a flat US$10 (about £7.40) per synced listing per month, with no contract and no setup fee. It has direct API connections to Airbnb, Booking.com, Vrbo, Expedia, Agoda and Hipcamp, and a free-forever iCal tier.
#TL;DR
- Pick HostPort if your bookings come mainly from OTAs (Airbnb, Booking.com, Vrbo, Expedia) and you want low, predictable, flat per-listing pricing. Pick SuperControl or Bookster only if a UK cottage agency's API connection (for example Cottages.com) is essential to your business.
- UK rules now shape software choice: you need licence and registration-number fields, a 90-night counter in London, and levy lines in Edinburgh (5% from 24 July 2026) and Wales (from April 2027 at the earliest). You also need records you can export for MTD and HMRC.
- Watch the hidden costs: onboarding fees, booking percentages, and USD/EUR billing with non-sterling card fees. Airbnb's 15.5% host-only fee also has UK VAT on top for hosts who aren't VAT-registered.

#What's different about running STRs in the UK
- Four nations, four rulebooks. England, Scotland, Wales and Northern Ireland each regulate short lets differently. A tool built for one US state or one EU country won't cover this by default.
- England is getting a register. GOV.UK still marks registration "not yet in force" and says it is "expected to begin in 2026". On 3 September 2026 the Culture Secretary told Parliament the register would be fully running by March 2027. Data fields, fees and platform rules are still unpublished.
- Scotland already licenses every short let. Licensing is mandatory, and the licence number must appear on every listing and advert.
- London caps entire-home lets at 90 nights a year without planning permission. The cap covers every platform combined.
- Wales is building a register, a levy and licensing. Registration with the Welsh Revenue Authority opens in autumn 2026, the visitor levy can start from April 2027, and licensing follows later.
- Tax changed in 2025–26. The Furnished Holiday Lettings (FHL) regime ended on 6 April 2025. Making Tax Digital for Income Tax started on 6 April 2026 for those with qualifying income over £50,000. The VAT threshold is £90,000.
- Council tax or business rates depends on letting-day tests, and those tests differ in England, Wales and Scotland.
- Holiday cottage agencies are a big UK channel. Sykes, Cottages.com/Hoseasons and Holidaycottages.co.uk sit alongside the OTAs. Their commissions are higher and their connectivity is weaker.
- Money is in GBP. Most global tools bill in USD or EUR, so UK hosts can pay card FX fees every month.

#England in detail
- Registration scheme. GOV.UK's "Letting out a self-catering holiday home in England" guidance says: "The UK government is introducing a mandatory national registration scheme for short‑term lets in England. It is expected to begin in 2026." On 3 September 2026 Culture Secretary Lisa Nandy told Parliament the register would be fully running by March 2027. The data fields, registration frequency, administrator and fees have not been confirmed. Expect a registration number that platforms must show. Build your listings now with a field ready for it.
- C5 use class. A short-term let planning use class was consulted on but has not been laid as legislation. Treat it as a proposal.
- London 90-night rule. Section 44 of the Deregulation Act 2015 lets you short-let an entire home in Greater London for up to 90 nights per calendar year without planning permission. Airbnb says it will "automatically limit entire home listings in Greater London to 90 nights a year" unless you claim an exemption. Booking.com and Vrbo nights still count towards the same 90.
- Fire safety. The Regulatory Reform (Fire Safety) Order 2005 applies. GOV.UK points small properties (no more than 10 people or 2 floors) to "making your small paying guest accommodation safe from fire", and larger ones to the sleeping-accommodation guidance. Do a written fire risk assessment.
- Gas, electrical and CO. Follow HSE landlord gas safety guidance, electrical safety standards and the smoke and CO alarm rules. You also need an EPC check, a TV Licence and holiday-let insurance.
#Scotland in detail
- Licence. The Civic Government (Scotland) Act 1982 (Licensing of Short-term Lets) Order 2022 requires a licence for every short-term let. Schedule 3, paragraph 14 says the holder "must ensure that any listing or advert (whether electronic or otherwise)… includes—(a) the licence number, and (b) a valid Energy Performance Certificate rating if… required". Scottish Government guidance also asks for the maximum guest number.
- Edinburgh planning. The whole City of Edinburgh is a short-term let control area. Letting an entire home that isn't your main residence needs planning permission.
- Edinburgh Visitor Levy. The City of Edinburgh Council charges 5% on accommodation cost before VAT, for the first 5 consecutive nights, from 24 July 2026. It applies to stays booked or part-paid from 1 October 2025, and excludes extras like parking and meals. Providers collect it and pay the council quarterly. The first return (24 July to 30 September 2026) was due by 31 October 2026. The City of Edinburgh Council says "2% of levy funds collected will be reimbursed to accommodation providers" to cover costs such as card charges and accounting changes.
#Wales in detail
- Register. The Visitor Accommodation (Register and Levy) Etc. (Wales) Act 2025 became law on 18 September 2025. Business Wales says: "From autumn 2026, anyone who charges visitors for overnight stays in Wales and takes bookings for 31 nights or less must register with the Welsh Revenue Authority." Registration is free and, per GOV.WALES, "takes most people under 15 minutes". Brecon Beacons Tourism reports the first registration phase ends on 31 March 2027.
- Levy. Welsh Government guidance sets two rates: £1.30 per person per night, and 75p for campsite pitches and shared rooms (under-18s exempt at the lower rate). Councils can start it on 1 April or 1 October, with the earliest date 1 April 2027 and 12 months' notice required. Levy accounting can start on bookings taken before the start date. Welsh Government's own example has a council notice on 31 March 2026 leading to levy accounting from 1 October 2026. The Welsh Revenue Authority confirms: "Cardiff Council starts the levy on 1 April 2027. In Cardiff, you must start accounting for the levy from 28 September 2026."
- Licensing. The Development of Tourism and Regulation of Visitor Accommodation (Wales) Act 2026 received Royal Assent on 27 April 2026. Welsh Government says: "The legal default is that the licensing scheme will come into force in March 2030." It starts with self-catering.
- Local tax. To be rated for business rates, a self-catering property must be available for 252 days and actually let for 182 days. Otherwise it pays council tax, and councils can add second-home premiums of up to 300%.

Agencies vs marketplaces. Agencies like Sykes and Awaze market your cottage, often take payment, and charge more. Some want exclusivity or control of your pricing. Marketplaces like Airbnb and Booking.com charge less and connect well to software.
Vrbo in the UK. Vrbo is widely described as weaker in the UK than in North America. We found no reliable public data to prove it. Treat it as a secondary channel unless your own data says otherwise.
By property type:
- City flat: Airbnb + Booking.com. In London, add a night counter.
- Rural cottage: Airbnb + Booking.com + one agency (Sykes or Cottages.com). Vrbo is optional.
- Coastal holiday let: as rural, plus Vrbo for larger groups. Weekly Saturday changeovers matter.
- Glamping/camping: Hipcamp + Pitchup + Airbnb.
- Serviced apartment: Booking.com + Expedia + Airbnb, with room types and rate plans.

#UK holiday cottage agencies: can your channel manager connect?
This is the weakest area of UK connectivity. Very few integrations are public and documented.

Practical rule: if an agency offers an iCal export and import, HostPort's iCal sync can link it to your unified calendar. iCal only syncs availability, and with a delay. We found no official Sykes owner iCal export documentation. Ask your agency account manager what they support before you sign.
#Airbnb in the UK
- Fee. Airbnb now charges a single host-only fee of 15.5%. Software-connected hosts who were still on split fees moved on 13 April 2026. Airbnb's Resource Center says "Hosts who live in Germany or the UK switch on June 22" 2026; Hostaway's 15 September 2026 deadline applies to the remaining non-EU hosts elsewhere. Check your own payout breakdown.
- Holding your net. To keep the same payout, divide by 0.845. That means raising prices by about 18.34%, not 15.5%.
- VAT. Airbnb adds 20% UK VAT to its service fee. Hosts who aren't VAT-registered can't reclaim it, so the effective fee is about 18.6% (15.5% × 1.2).
- London. Entire-home listings in Greater London are auto-capped at 90 nights a year unless you claim an exemption in the Regulations tab.
- HMRC reporting. Under the Platform Operators (Due Diligence and Reporting Requirements) Regulations 2023, which follow the OECD model rules and apply from 1 January 2024, Airbnb, Booking.com and Vrbo report sellers to HMRC by 31 January after each calendar year. Reports include your identity, tax ID, gross paid, fees deducted, number of bookings, and property address. You get a copy. BDO's FOI request found HMRC received data on 3,988,892 sellers for 2025.
- API connection. Only the Airbnb account owner can authorise a software connection. Co-hosts can't.
- Smart Pricing and Instant Book. Turn off Smart Pricing if a channel manager or PriceLabs sets your rates, otherwise they fight each other. Instant Book is safe only with real-time API sync.
#Booking.com in the UK
- Commission. About 15% base for most UK independent properties, within a 10–25% range. These are third-party estimates; your contract sets the actual rate. Preferred Partner adds about 3 percentage points. Genius discounts stack on top of your rate, which reduces your net.
- iCal eligibility. Booking.com's help centre says: "your property needs to have 20 room types or less, and a maximum of one unit per room type. Your property also can't use XML connectivity services like property management systems or channel managers." Once you connect a channel manager, Booking.com's iCal import/export stops.
- Room types and rate plans. Multi-unit properties need API connectivity. HostPort can group multiple units under one Booking.com property as room types.
- Payments by Booking.com. Booking.com collects from the guest and pays you, sometimes by virtual card (VCC). Third-party sources put the processing charge at 1.1–3.1%.
- Overbookings. If you cancel, Booking.com's partner terms can make you pay relocation costs. Real-time API sync is the fix.
- VAT on commission. Check your Booking.com invoice. VAT-registered hosts usually account for VAT on services bought from overseas suppliers under the reverse charge. Ask your accountant.
#Vrbo in the UK
- Fees. Vrbo's help centre lists a 5% commission plus 3% payment processing on pay-per-booking. Processing doesn't apply when you connect through PMS software. Vrbo also warns that PMS-connected hosts in "some regions, such as Europe, Australia, or New Zealand, … may be charged 12%-15%". UK hosts should check their own owner agreement.
- Subscription. Vrbo has phased out annual subscriptions for new hosts; only existing subscribers could renew. The subscription is reported to have closed on 28 August 2025. We could not confirm that date on a Vrbo page.
- One PMS at a time. A Vrbo listing can connect to only one software provider.
- Destructive disconnects. Hospitable warns that "Removing a PMS connection on Vrbo means reservations handled by that PMS (payment processing) will be removed from the Vrbo calendar!" Disconnection can take up to two weeks. Hostfully says a listing that stops syncing "will be delisted" until you connect another PMS.
- Software switch. Use Vrbo's software-switch process. Existing reservation numbers are mapped to the new PMS. Don't disconnect first.
- Premier Host from 1 January 2026. Status is now awarded per listing. The requirements are a 4.6+ rating, 99%+ acceptance, 0% host cancellations, 5+ reviews, and 5+ bookings or 60 booked nights, all assessed quarterly.
- Stranded-guest penalty. We could not confirm whether Vrbo's stranded-traveller cancellation penalty applies to UK hosts. Ask Vrbo.
#UK tax: what your software must help with
Get advice from a UK accountant. The points below are orientation, not advice.
- FHL abolished. From 6 April 2025, holiday-let income is taxed under normal residential property rules. Capital allowances for new spend, pension-relevant earnings treatment, and Business Asset Disposal Relief no longer apply. Finance costs get only a basic-rate tax credit.
- VAT. The registration threshold is £90,000 of taxable turnover over a rolling 12 months. Holiday accommodation is standard-rated at 20%. Once you are over the threshold, 20% VAT applies to your accommodation income. Agents reselling accommodation in their own name may fall under the Tour Operators' Margin Scheme (TOMS).
- Reverse charge on overseas SaaS. If you are VAT-registered and buy software from a non-UK supplier (most USD/EUR tools), you normally account for VAT under the reverse charge. If you are not registered, check whether the supplier charges UK VAT.
- Business rates vs council tax. In England, a property is rated for business rates if it is available for 140+ days and actually let for 70+ days. Wales uses 252 and 182 days. Scotland uses 140 and 70 days (check with your assessor). Your channel manager should export days let per property.
- Making Tax Digital for Income Tax. It started on 6 April 2026 for qualifying income over £50,000 (based on your 2024/25 return). The threshold falls to £30,000 from April 2027 and £20,000 from April 2028. Quarterly updates are due 7 August, 7 November, 7 February and 7 May. Qualifying income is gross rent plus self-employment turnover combined. Channel managers are not MTD software. You need clean exports (bookings, gross, fees, channel) to feed MTD-compatible accounting software.
#UK operational considerations
- GBP vs USD/EUR billing. Many UK business cards charge around 3% on non-sterling transactions. A multi-currency card can remove most of this cost.
- Stripe payouts. With HostPort, the host is the Stripe merchant of record, so payouts go to your own Stripe account. HostPort's public materials don't state whether GBP payouts are supported. Stripe normally pays UK accounts in GBP to a UK bank. Confirm the setup with HostPort.
- BST/GMT. Check check-in times and automated messages after the clocks change in late March and late October.
- Support hours. US-based support often starts mid-afternoon UK time. Uplisting publishes response times (2 hours on Independent Host). HostPort's support hours for UK time aren't published; ask.
- Saturday changeovers. Many cottages let Saturday to Saturday in peak season and allow short breaks off-peak. Check that your tool syncs arrival-day restrictions and minimum stays to each channel, not just availability.
- Pets. Dog-friendly listings are a big UK filter. Set pet fees per channel.
- Deposits. Airbnb doesn't let you collect a separate damage deposit. For direct bookings, use a Stripe hold or payment link.

- Price: listed from £440/year on Capterra UK, plus a joining fee (£250 reported by third parties) and a 1% service fee on bookings via Booking.com, Airbnb, Vrbo, Expedia, Cottages.com and TripAdvisor. All ex VAT.
- Strength: the deepest UK agency connectivity found, including Cottages.com by two-way API.
- Weaknesses: the joining fee and 1% on OTA bookings. The Sykes link only blocks dates. Some pricing is quote-based for agencies.
Uplisting (UK/NZ)
- Price: bills in GBP. Independent Host is £40–£72 flat for up to 4 properties, or pay-as-you-go at £0 plus 3% per booking. Operator is £16/listing with a £90 floor; Manager is £13/listing with a £208 floor. 41+ properties are quoted.
- Included: free 1:1 onboarding and a 14-day trial.
- Weaknesses: the floors make 5-unit portfolios cost £90/month. Google Vacation Rentals and smart locks aren't on the entry plan. Security deposits are £4/listing extra. No UK agency API was found.
Bookster
- Price: Lite £26, Pro £46 and Max £86 per month + VAT, about 15% off annually. Plus a channel fee of 2%, 1% or 0.83% + VAT on "Full Sync" and "Partial Sync" channel bookings; availability-only channels are free.
- Strengths: no setup fees and GBP billing.
- Weakness: the percentage channel fee grows with revenue.
Zeevou
- Price: free forever tier with unlimited properties and iCal sync. Paid plans are about £21.66/unit (3 units), £20.73 (10 units) and £18.56 (50 units), quoted. Guided onboarding from £100.
- Strength: built for serviced apartments.
- Weaknesses: quote-based pricing, and integrations such as PriceLabs cost extra.
eviivo
- Price: from $50 for a single property; multi-property from $125 + $3/room. The page has a GBP toggle, but we couldn't capture GBP figures. $0.50 processing fee per confirmed booking with some add-ons. 14-day trial.

- SuperControl: from £440/year, plus a joining fee and 1% of OTA bookings. At £40,000 of OTA revenue a year, the 1% is £400.
- Bookster: 0.83–2% of synced channel bookings. At £40,000, that's £332–£800 a year.
- Hostaway/Guesty Pro: onboarding fees, reported at $300–1,000+ for Hostaway.
- VAT: add 20% UK VAT to GBP tools that charge it. For USD/EUR vendors, VAT-registered hosts usually apply the reverse charge.

By portfolio size
- 1 unit: HostPort free (iCal) if you're on two channels. Move to HostPort paid ($10) once you add Booking.com room types or Vrbo.
- 2–5 units: HostPort paid. Uplisting if you must be billed in GBP (expect the £90 floor at 5).
- 5–20 units: HostPort paid. Add SuperControl only if Cottages.com API revenue justifies the 1% and joining fee.
- 20–50 units: HostPort paid, with team/cleaner permissions and PriceLabs.

#Common pitfalls for UK hosts
- Going over 90 nights in London across platforms. Airbnb's cap doesn't see Booking.com or direct nights.
- Missing Scottish licence numbers on Booking.com, Vrbo or your own site.
- Edinburgh planning breaches. A licence is not planning permission.
- Welsh levy and registration gaps. Levy can apply to bookings taken months before the start date.
- Double bookings with agencies. This happens when the agency only blocks dates or offers delayed iCal.
- Saturday-changeover rules not syncing, leaving one-night gaps or wrong arrival days.
- VAT threshold surprises. £90,000 over a rolling 12 months, including all channels.
- FX on USD/EUR software. About 3% every month on a standard card.
- Running two PMSs on Vrbo. Only one is allowed.
- Disconnecting Vrbo before switching, which wipes PMS-handled reservations from the Vrbo calendar.
- Creating new listings instead of linking existing ones. You lose reviews and Premier Host/Superhost history.
- Leaving Airbnb Smart Pricing on while a channel manager or PriceLabs sets rates.
#Setup and migration checklist (UK)
- List every channel per property, including agencies, and note whether each connects by API, iCal or not at all.
- Record the licence/registration numbers, EPC rating and maximum guests for each property.
- Export all future bookings from your current tool (CSV).
- Connect Airbnb from the owner account and link your existing listings.
- Connect Booking.com through the extranet's connectivity settings. Map room types and rate plans.
- For Vrbo, request a software switch. Don't disconnect first.
- Add agency iCal feeds where offered, and confirm how each agency handles blocks.
- Set arrival days, minimum stays, and short-break vs weekly rules per channel.
- Set Edinburgh or Welsh levy fees on direct bookings.
- Connect Stripe and confirm the payout currency and bank.
- Turn off Airbnb Smart Pricing if PriceLabs is in use.
- Keep your old tool live for 48 hours, then close it.
#Test before you trust it (UK)
- Book a direct test stay. Does it block Airbnb, Booking.com and Vrbo within minutes?
- Block a date on the agency calendar. How long until your OTAs close it?
- Change a Saturday-only arrival rule. Does each channel reflect it?
- Change a price for a 7-night stay and a 3-night short break. Check that both look right on every channel.
- Check the licence number shows on each live listing.
- Run a nights-booked report for a London property for this calendar year.
- Make an Edinburgh direct booking of 7 nights. Is the levy charged on 5 nights only, before VAT?
- Export a quarter's bookings (gross, fees, channel) for MTD.
- Check an automated message's timing after the clocks change.
- Email support at 9am UK time and note the response time.
#Caveats
- England: the register's timing (March 2027 target) and design are not final. GOV.UK still says "not yet in force".
- Airbnb: Airbnb's Resource Center confirms UK hosts switched to the single fee on 22 June 2026; other countries' dates differ.
- Booking.com: commission figures come from third-party estimates.
- Vrbo: the subscription closure date, whether the stranded-guest penalty applies in the UK, and the regional PMS fee rates weren't verified for UK hosts.
- Competitor pricing: Hostaway, Guesty Pro, the Hostfully platform fee, SuperControl's current joining fee and Anytime Booking's setup fee are unpublished or reported only by third parties. Lodgify's current fees conflict between sources.
- Agency connectivity: UK agency integrations change often. Confirm directly with each agency.
- HostPort: UK-specific capabilities listed as "not publicly documented" must be confirmed with HostPort.
- FX: the 3% card fee is an illustrative average. Check your card's terms.
