#What's different about running STRs in Canada
- Channel mix is split by property type. Urban condos lean on Airbnb and Booking.com. Cottages, lake houses and ski chalets lean on Vrbo and Airbnb. Cabins, glamping and rural stays add Hipcamp.
- Seasonality is extreme. Cottage country fills from late June to Labour Day. Ski towns peak from December to March. Double bookings cluster in those windows.
- Regulation is provincial and municipal, and federal tax law enforces it. Since 1 January 2024, expenses for a non-compliant short-term rental (under 90 consecutive days) are not deductible.
- Sales taxes stack. GST (5%), HST (13% in Ontario, 15% in Atlantic provinces), QST in Quebec, PST in BC, Manitoba and Saskatchewan, plus municipal accommodation taxes, levies and Quebec's 3.5% lodging tax.
- You earn in CAD but most software bills in USD, EUR or GBP. Expect FX and foreign transaction fees on every invoice.
- Six time zones. Pacific, Mountain, Central, Eastern, Atlantic and Newfoundland (UTC−3:30). Most of Saskatchewan does not observe daylight saving time. Check-in times, message schedules and cleaner tasks must follow each property's local zone.
- Quebec is different. Every stay of 31 nights or fewer needs a CITQ registration number displayed on all ads. French-speaking guests expect French messages.

#Airbnb in Canada
- Fees. Airbnb moved US and Canadian hosts using a PMS or channel manager to a mandatory 15.5% host-only fee on 27 October 2025, for new reservations made on or after that date. Guests no longer see an Airbnb service fee.
- Markup to hold your net. Divide your old net price by 0.845. That is an 18.34% markup (1 ÷ 0.845 = 1.1834).
- GST/HST/QST. For unregistered hosts, Airbnb collects 5–15% GST/HST/QST on the listing price and cleaning fee for stays of 30 nights or fewer, and remits it. If you are registered, Airbnb does not collect it: you must charge and remit it yourself. Add your GST/HST/QST number in Account settings > Taxes, or Airbnb will add tax on top of your price.
- Provincial and municipal taxes Airbnb collects (per Airbnb's Canada help page):
- Alberta Tourism Levy: 6% for reservations of 27 nights or shorter.
- BC: 8% PST and 2–3% MRDT (26 nights or shorter), plus a 2.5% Major Events MRDT in Vancouver through 31 January 2030.
- Manitoba: 7% Retail Sales Tax.
- Quebec: 3.5% lodging tax (31 nights or shorter).
- Saskatchewan: 6% PST.
- Ontario MATs in Barrie, Brockville, Cornwall, Greater Sudbury, Mississauga, Ottawa, Toronto, the Waterloo Regional Tourism District and Windsor.
- Halifax Marketing Levy: 3%.
- BC registry. Platforms must display and validate BC registration numbers. Since 2 June 2025, platforms must stop advertising BC listings without a valid number. Since 23 June 2025, they must cancel future bookings for those hosts.
- Smart Pricing and Instant Book. If your channel manager or PriceLabs sets rates, turn off Airbnb Smart Pricing so two systems do not fight over prices. Keep Instant Book on only if your calendar sync is real-time (API).
- Connection. Connect using the Airbnb account that owns the listings. Co-host logins usually cannot authorise the API link. Confirm during setup.
#Vrbo in Canada
- Fees. Pay-per-booking is 5% commission plus 3% payment processing. The 3% does not apply when you use API-connected software that processes payments. The annual subscription closed to new hosts and listings on 28 August 2025.
- Taxes Vrbo collects (per Vrbo's Canada table): GST on reservations under 30 nights; Alberta Tourism Levy; BC PST and MRDT; Manitoba RST and Winnipeg Accommodations Tax; Halifax and Bridgewater marketing levies; Clarington MAT (from 1 August 2026); Quebec lodging tax, GST and QST; Saskatchewan PST. If you are GST-registered and gave Vrbo your number, Vrbo sends you the GST on rent to remit yourself.
- Gap to check. Vrbo's Canada table does not list Toronto's or Ottawa's MAT. If you list there, confirm with the city whether you must collect and remit MAT on Vrbo bookings yourself.
- Host cancellation fees. 10% (more than 30 days out), 25% (48 hours to 30 days), 50% (within 48 hours), up to 100% (at or after check-in), with a USD $50 minimum. Vrbo's policy states: "Until further notice, cancellation fees will not apply to integrated property managers with properties in countries outside of the United States." So Canadian hosts connected by software are currently exempt from the fee. The seven-day listing suspension, calendar blocks, ranking drop and Premier Host loss still apply. Vrbo's page says these terms apply until 14 October 2026, so expect changes.
- Premier Host. From 1 January 2026 it is judged per listing: 4.6+ rating, 99%+ acceptance, 0% host cancellations, 5+ reviews, and 5 bookings or 60 booked nights.
- One tool per listing. Vrbo supports one connected software per listing. Running two tools, or a tool plus manual edits in a "Calendar Restricted" state, causes rejected updates and missed blocks.
- Switching software. Disconnecting a listing before the new tool is live can deactivate it or break reservation sync. Plan a same-day handover with both vendors. We could not verify the full switch process on Vrbo's public help centre; ask your new vendor for Vrbo's current steps.
- Cancellations for integrated managers. You cannot accept cancellations on the Vrbo dashboard. Cancel in your channel manager and allow up to 24 hours to sync.
#Booking.com in Canada
- Commission. Typically 10–25%, around 15% on average, set in your agreement. Visibility programmes (Preferred Partner, Genius) raise the effective cost.
- iCal eligibility. Booking.com only allows calendar sync if the property has 20 room types or fewer, one unit per room type, and no XML connection. Multi-unit properties need an API channel manager.
- Payments. With Payments by Booking.com, guests pay Booking.com and you are paid out or receive a virtual credit card (VCC) to charge. Your software should record which bookings are VCC so they get charged on time.
- Taxes. Booking.com does not publish a Canada table like Airbnb's and Vrbo's. Set GST/HST/QST, PST and municipal taxes correctly in the extranet and confirm who remits.
- Overbooking. If you cannot honour a booking, Booking.com can relocate the guest and charge you the cost difference. Check your partner terms.

Alberta detail. The Tourism Levy rose from 4% to 6% on 1 April 2026. The rate follows the booking date, so stays booked before 1 April 2026 stay at 4%. Calgary's 2025 fees were $172 new / $131 renewal (primary residence) and $510 / $260 (non-primary), plus $114 fire inspection. Edmonton's short-term licence is $101 new / $91 renewal for one year.

#Quebec: French and CITQ
- CITQ is mandatory. Anyone renting for 31 nights or fewer needs a CITQ registration, whether it is a principal residence or a dedicated tourist home.
- Show the number everywhere. The registration number and its expiry date must appear on every listing and ad. The certificate must be posted at the main entrance.
- Fines under Bill 25 (in force 1 September 2023). CTV News reported in May 2023 that Bill 25 set fines "of up to $50,000 for people and up to $100,000 for all other cases," and Tourism Minister Caroline Proulx said: "If Airbnb publishes 10 listings that are non-compliant, it's 10 fines."
- Social media. One 2026 guide reports that from 9 April 2026 the display rule also covers social media posts. We could not confirm this on a government page; assume it applies.
- Montreal. Principal residences may only be rented from 10 June to 10 September. Lachine, Saint-Laurent and Saint-Léonard ban them entirely. Year-round rentals are only allowed as commercial tourist residences in designated zones. Fines start at $1,000.
- French language. Quebec's Charter of the French Language, as amended by Bill 96 in 2022, sets French requirements for commercial communications. Get advice on how it applies to your listings. In practice, offer French listing text and French guest messages.
- What your software needs: a CITQ field per listing that publishes to every channel, bilingual message templates, and an expiry-date reminder.
#Federal rules that affect software choice
- Section 67.7 of the Income Tax Act. From 1 January 2024, expenses for a non-compliant short-term rental (rented for less than 90 consecutive days) are denied, prorated by non-compliant days. The normal reassessment period does not apply. CRA reminds hosts to keep records proving registration, licence and permit compliance.
- Short-Term Rental Enforcement Fund. Housing, Infrastructure and Communities Canada says the fund "provides $50 million over three years (2024-25 to 2026-27) to help eligible municipalities, including Indigenous communities, enhance local enforcement capacity." HICC now lists it as "fully allocated or closed," with recipients including Toronto, Ottawa, Vancouver, Halifax Regional Municipality and Tourism PEI.
- GST/HST registration. Register once taxable supplies exceed $30,000 over four consecutive calendar quarters, within 30 days of crossing the threshold. In Quebec, register for QST as well. Stays of more than one month are exempt.
- Platform collection. Vrbo began collecting GST on its service fee on 1 July 2021 and on rent on 1 April 2022. Airbnb says platform collection has been in effect since 1 July 2022.
- Underused Housing Tax. Eliminated for 2025 and later years (Budget 2025; Bill C-15 received Royal Assent on 26 March 2026 per secondary reports). Filing obligations for 2022–2024 still apply.
#GST/HST/QST and tax reporting
- Unregistered hosts. Airbnb and Vrbo collect and remit GST/HST/QST on platform bookings. Direct bookings are your responsibility once you are required to register.
- Registered hosts. Give each platform your number. You then charge and remit GST/HST/QST on all bookings, including platform bookings where the platform no longer collects.
- Direct bookings. Your software must add the correct lines: GST or HST, QST, PST, MRDT, MAT or levy, based on the property's location and stay length.
- Reports you need. Per-property revenue, platform fees, cleaning fees, and taxes collected by the platform versus by you, exportable by quarter.
- Foreign SaaS subscriptions. Non-resident digital vendors selling to Canadian consumers must register for GST/HST under the simplified regime once sales pass $30,000 in 12 months. Business customers may have self-assessment obligations. Ask each vendor whether its invoices show GST/HST and its registration number.
- Get tax advice. This is general information. Speak to a Canadian accountant about registration, quick method and input tax credits.
#Canadian operational considerations
- Billing currency. Most tools bill in USD. Smoobu bills in EUR. Uplisting shows GBP prices. Beds24 prices in EUR but accepts payment in CAD. The standard foreign-currency fee on Canadian credit cards is 2.5%: Great Canadian Rebates (September 2026) notes that FCAC's sample information box uses 2.50%, Scotiabank lists 2.5% on standard cards, and TD, RBC, CIBC and BMO Mastercard products use the same markup.
- Stripe payouts. Stripe supports CAD payouts to Canadian bank accounts. Interac e-Transfer is common for deposits but is manual in most tools.
- Time zones. Test automated messages and cleaner tasks for Saskatchewan (no DST) and Newfoundland (half-hour offset).
- Winter access. Build snow-removal tasks, driveway notes and 4WD warnings into check-in messages. Schedule seasonal cleaners.
- Smart locks in the cold. Lithium batteries drain fast below −20°C. Send backup codes or lockbox details.

FX example. A $500 USD monthly bill at 50 listings is about CAD $690. A 2.5% card fee adds about CAD $17 a month, or about $207 a year. Hospitable's Professional plan at 50 properties ($779) is about CAD $1,075 plus about $27 a month in FX fees.
Hospitable totals use the Host plan for 1 property and the Professional plan ($59 for 2 + $15 each) for 5+. Uplisting uses Independent Host for 1, Operator for 5–25 and Manager for 50.

By portfolio size
- 1 unit: HostPort free iCal tier if you only use Airbnb plus one other channel. Move to $10 API sync once you add Vrbo or Booking.com.
- 2–5 units: HostPort paid sync. Flat pricing beats tiered plans.

#Common pitfalls for Canadian hosts
- Vrbo on iCal in peak season. iCal delays cause double bookings on long weekends and ski holidays. Use API.
- DST and time-zone bugs. Saskatchewan and Newfoundland properties get messages an hour or half-hour off.
- Missing registration numbers. BC listings without a valid number get removed. Toronto requires the number on listings and receipts. In Quebec, section 28 of the Tourist Accommodation Act sets fines of $2,500–$25,000 for an individual running an unregistered establishment and $5,000–$50,000 in other cases, doubled for a second offence (per BnbCalc). BnbCalc's Montreal guide lists $1,000–$10,000 for a missing or incorrect number on a listing.
- Principal-residence breaches. Renting a non-principal residence in BC, Toronto, Montreal or HRM residential zones also costs you income-tax deductions.
- Wrong tax lines on direct bookings. Charging Toronto's temporary 8.5% MAT after 31 July 2026, or missing Alberta's 6% levy.
- FX surprises. USD, EUR and GBP billing plus 2.5% card fees.
- Two tools on one Vrbo listing. Pick one.
- Disconnecting from Vrbo too early. You can lose reservations or deactivate the listing.
- Creating new listings instead of linking existing ones. You lose reviews and ranking. Always map to existing listings.
- English-only messaging in Quebec. Hurts reviews and may raise language-law issues.
#Setup and migration checklist (Canada)
- List every property with its province, municipality, time zone and registration numbers (BC, Toronto, CITQ, Nova Scotia, city licence).
- Confirm GST/HST/QST status and give numbers to each platform.
- Export future reservations from your current tool.
- Connect Airbnb with the owner account. Turn off Smart Pricing if PriceLabs sets rates.
- Connect Booking.com by API. Map each unit to a room type.
- Plan the Vrbo switch with both vendors. Connect the new tool the same day you disconnect the old one.
- Link existing listings. Do not create new ones.
- Add Hipcamp for cabins and glamping.
- Set tax lines for direct bookings by location.
- Load English and French message templates.
- Set cleaner tasks with winter access notes.
- Set up Stripe with CAD payouts.
#Test before you trust it
- Make a test booking on each channel and confirm the block appears everywhere within minutes.
- Cancel it and confirm the dates reopen.
- Change a rate and check it on Airbnb, Booking.com and Vrbo.
- Send a scheduled message to a Saskatchewan or Newfoundland property and check the send time.
- Check that the registration number shows on every channel.
- Make a direct test booking and check every tax line and the total.
- Export a quarterly report and check revenue, fees and taxes per property.
- Test a French template in Quebec.
- Ask support a question outside business hours and time the response.
#Caveats
- HostPort's Canadian billing currency, GST/HST on invoices, registration-number fields, French support, CAD payouts and Vrbo sync depth are not publicly documented. Confirm with HostPort.
- Hostaway, Guesty Pro and Hostfully's platform fee are quote-only or unpublished. Lodgify's prices were changing during research.
- Calgary licence fees are 2025 figures. Toronto's 2026 registration fee ($390) is quoted from the City of Toronto via NurtureStays; some guides list $375 for new registrations.
- Vrbo's host cancellation terms say they apply until 14 October 2026.
