The Best Channel Managers for Syncing Airbnb and Vrbo

Airbnb and Vrbo are separate companies with separate calendar clocks, so keeping them in sync is entirely your problem. Which tools have a real two-way API to both, what Vrbo will not let you do, and how to migrate without losing your reviews.

If you list on both Airbnb and Vrbo, one thing matters more than features or price: a connection that blocks a booked date everywhere in seconds, not hours. This guide ranks the tools that do that, explains why this exact pair is the hardest to keep in sync, and shows how to migrate without losing reviews or rankings.

Most rivals either hide pricing behind a sales call, add onboarding fees and percentage surcharges, or connect to Vrbo through a weaker unofficial method.

#Why Airbnb + Vrbo is the hardest pair to keep in sync

Airbnb and Vrbo are separate companies. They do not share calendars, guest data or availability. If you list on both, keeping them aligned is entirely your problem.

Different calendar refresh speeds. Airbnb's Help Center (article 99, "Sync your home host calendar to other websites") states verbatim: "Your Airbnb calendar automatically updates every 3 hours and pulls in information from the other calendars you've connected," and notes the manual refresh is rate limited because "we're only able to request updates from the other website so many times." Vrbo states calendars sync roughly every 30 minutes in its Owner app import flow, and imported events "may take up to 20 minutes to appear." These are two independent polling clocks that never coordinate. Your real exposure is the sum of both timers, which can stretch to several hours.

These are separate clocks on separate systems. They do not coordinate, so your real exposure is roughly the sum, not the largest one. A booking taken inside that window is a double booking you have to cancel.

That gap is where double bookings happen. A guest books your Friday on Airbnb at 2:00 pm. Vrbo does not see the block for up to three hours. Another guest books the same Friday on Vrbo in that window. Now you cancel one, which damages your standing on that platform.

Different fee models. Airbnb moved almost all software-connected hosts to a single host-only fee of 15.5% of the booking subtotal (16% in Brazil). Vrbo still splits its fee: 5% commission plus 3% payment processing, roughly 8% total. So the same nightly rate nets you very different amounts on each platform. You have to price each channel separately to keep your take-home consistent.

Different everything else. Cancellation policy options, Instant Book rules, guest messaging and fee fields (cleaning, pet) are structured differently on each platform. A tool has to translate between them correctly, not just copy a number across.

Why iCal fails. Free iCal cross-sync only transfers blocked dates. It does not sync rates, minimum stays, restrictions, content or messages. It polls on a delay. And feeds can break silently. It works for one or two listings with light booking volume. It does not scale.

#Vrbo connection gotchas, read this before you pick a tool

Vrbo is the reason most sync setups break. Its rules are stricter than Airbnb's.

Official API vs unofficial connections. Vrbo has no self-serve public API. Real API access requires the software to be a Vrbo-certified connectivity partner. Some tools historically connected through a "public" or unofficial method instead. Hospitable's own docs describe its old approach: it "connects with Vrbo through Vrbo's public API... different to Hospitable's integration with Airbnb and Booking.com, which is through their official APIs." On that legacy method Hospitable could send only calendar availability, pricing, minimum stay and check-in/out restrictions, not full settings, and messaging was "partially managed." Hospitable has since become a certified official Vrbo partner, but it is rolling out the new connection in waves. iGMS still connects to Vrbo through a browser extension per its own help docs, not a clean official API.

Vrbo has no self-serve public API. Real API access requires certification as a Vrbo connectivity partner, so check which of these three a tool actually has before you buy.

Only one PMS per Vrbo property. Vrbo allows just one property management software connected to a listing at a time. Connect a second and Vrbo flags the listing "Calendar Restricted." In that state the second tool cannot read or write the Vrbo calendar. It can only pull new reservations and manage messaging.

Disconnecting is dangerous. Per Vrbo's own help center and Hospitable's docs, removing a PMS from Vrbo is not a clean unplug. Reservations handled by that PMS (payment processing) get removed from the Vrbo calendar, historical reservation data can be lost permanently, and listings can be unpublished or restricted while Vrbo processes the change. It can take up to two weeks. During that window you cannot control the calendar, which itself creates double-booking risk. The correct move when switching software on an official Vrbo connection is a "software switch," not a disconnect and reconnect.

Connectivity partner tiers. Vrbo rates partners as Integrated, Preferred and Elite. Elite partners get the deepest integration and priority support. Vrbo notes only seven partners hold Elite status out of nearly a hundred global connectivity providers. Confirmed Elite partners for 2025-2026 include Hostaway (its sixth consecutive year since 2021), Guesty, Lodgify, OwnerRez and Escapia (which Expedia owns).

HomeAway legacy listings. Listings created before the July 2020 HomeAway-to-Vrbo rename sit in an older catalog that Vrbo does not carry into its official Partner API. They can block an official Vrbo upgrade for the whole account.

2025-2026 Vrbo changes. Per Expedia Group's investor press release (28 May 2025, Austin), Vrbo launched a global promotions suite (early booking, last minute, mobile, and Members Only Deals that target the 168 million travellers enrolled in Expedia Group's rewards programs), with a Promotions API piloted to select connectivity partners. Expedia is pushing more Vrbo supply through its global brands and B2B network (Delta, Alaska Airlines, Revolut). Vrbo is piloting Vrbo Payments to act as merchant of record for some hosts. And the Premier Host program moves from host-level to listing-level recognition. Vrbo's Help Center ("About the Premier Host programme," effective 1 January 2026) lists the Milestone 2 ("Great") standards verbatim: "A booking acceptance rate of 99% or higher; An owner-initiated cancellation rate of 0%; 5 or more Vrbo reviews; An average review rating of 4.6 or higher; At least 5 bookings or 60 booked nights."

#Airbnb connection gotchas

Airbnb is more forgiving than Vrbo, but it has its own traps for software-connected hosts.

What the API controls. Once connected, your tool pushes rates, availability, minimum stays, restrictions, house rules, cancellation policy and content. Bookings and guest messages flow back. But there are hard limits.

Edit a field directly on Airbnb and that field locks: your software cannot overwrite it again until you switch it back to manage-from-software.

Smart Pricing turns off. You cannot use Airbnb Smart Pricing on an API-connected listing. Your software sets the price. If Smart Pricing appears enabled (a known bug when toggled in the mobile app), turn it off, or it fights your pushed rates.

Instant Book is often forced. Airbnb requires Instant Book on channel-connected listings if any other channel uses Instant Book. You can use Request to Book on all channels instead, but you cannot mix freely.

Promotions stay on Airbnb. Custom promotions and some discounts can only be applied directly on Airbnb, not through the API. Airbnb's July 2026 app-only mobile discount arrived through channel managers locked at 10% with no host control over size or peak-date exclusions, per channel-manager documentation.

Content locking. If you edit a listing field directly on Airbnb, that field locks and your software can no longer overwrite it until you switch it back to "manage from software."

Reviews and Superhost are read-only. The API cannot post or manage reviews. Superhost and Guest Favorite status stay on Airbnb's side and are not controlled by your tool. Connecting software does not by itself affect Superhost status.

Professional host requirement. Your Airbnb account must be a Professional Host account to use the API, and you must connect as the listing owner, not a co-host.

2025-2026 Airbnb fee change. This is the big one. Airbnb retired its split-fee model for software-connected hosts. Per Airbnb's rollout (reported by Guesty and Hostfully): "On October 27, all Airbnb listings connected to a property management software (PMS) will transition to a single fee of 15.5% (16% for Brazil)." US and Canadian PMS-connected hosts moved on 27 October 2025; remaining split-fee software-connected hosts worldwide switched on 13 April 2026, per Airbnb's April announcement. New accounts created on or after 25 August 2025 default to the single fee. Guests now see one total price with no separate service fee. Connecting a channel manager can trigger this switch automatically, so raise your nightly rate to protect your payout.

#The tools, ranked for Airbnb + Vrbo sync

#1. HostPort, best for small hosts

HostPort is built for hosts with 1 to 50 properties who want the sync to just work without a sales call or a spreadsheet of hidden fees.

Why it wins for this audience: the flat $10 price is the lowest transparent per-listing rate among tools with a genuine two-way API to both Airbnb and Vrbo, and there is no onboarding fee or revenue cut. For 25 listings that is $250 a month, all in, versus quote-only competitors that layer on setup fees and percentage surcharges.

#2. Hospitable, strong automation, Vrbo still transitioning

  • Price: Free Essentials tier; Host plan $29/month for 1 property plus $10 per additional; Professional $59 base; Mogul $99 base. No setup fee.
  • Airbnb: Official API.
  • Vrbo: Now a certified official Vrbo partner, but the new "Partner Connection" is rolling out in waves, US first. The old Chrome-extension method still exists and is not recommended. On the official connection Hospitable becomes merchant of record and charges either 3.9% (US/UK) or 1% plus Stripe fees.
  • Weakness: Support quality is the recurring complaint in 2025-2026 reviews. Costs climb as you add properties and devices. The Vrbo migration is not universal yet.

#3. Hostaway, capable, but priced for bigger operators

  • Price: Quote only. Independent reviewers report around $40 per listing per month at small scale, compressing toward the high teens at volume, plus a one-time onboarding fee reported at $300 to $1,000+. Annual contracts are the default. A 1.8% booking-engine fee applies to direct reservations.
  • Airbnb: Official API. Vrbo: Official API, Vrbo Elite Connectivity Partner for the sixth consecutive year since 2021 (confirmed by Hostaway, 3 February 2026).
  • Strength: Deep automation, strong onboarding specialists, and high review scores (4.8/5 across 415 G2 reviews, 4.9 on Capterra across 529 reviews).
  • Weakness: No public pricing, onboarding fee, annual lock-in, and a percentage fee on direct bookings. One G2 reviewer flagged "hidden fees," a forced switch to Airbnb's 15% host-only fee, and inconsistent support when locked out. Overkill for a handful of listings.

#4. Lodgify, good if you want a booking website

  • Price: From about $16 per property per month billed annually on Starter, plus a 1.9% fee on direct bookings (0% only on the top Ultimate tier). Dynamic pricing adds 0.8% per booking.
  • Airbnb: Official API. Vrbo: Official API, Vrbo Elite Connectivity Partner for 2026, with no minimum-rental requirement in North America and APAC.
  • Weakness: The booking-website focus means you pay a percentage on your own direct bookings unless you buy up to the top tier. Chat support is Ultimate-only. Multi-unit management is not native.

#5. Guesty Lite, fine for 1-3, expensive to grow

  • Price: Lite is $9/listing/month pay-as-you-grow (plus 1% per reservation), $20/listing billed annually, or $29/listing monthly. Lite caps at 3 properties. Pro (4-199) and Enterprise (200+) are quote-only.
  • Airbnb: Official API. Vrbo: Official API, Vrbo Elite.
  • Weakness: Reviewers report a clunky interface, a learning curve, slow support with no live chat or phone on Lite, and specific Vrbo integration and calendar-sync glitches, especially when pairing automated pricing tools. Pro pricing is opaque and expensive on high-revenue listings (around 3% commission on many Pro/Enterprise accounts).

#6. OwnerRez, deep and well-supported, higher entry price

  • Price: From $40/month base on Basic, sliding by property count (about $56/month for 5). No booking fees, no setup fees.
  • Airbnb: Official API (full "Everything" sync of content, rates, rules, availability, bookings, reviews). Vrbo: Official API.
  • Strength: Among the highest-rated tools on Capterra (4.9) and G2, praised for value and support.
  • Weakness: Higher starting price than HostPort for small portfolios, a learning curve around rate setup, and Smart Pricing conflicts noted in its own docs. You cannot have two PMS on Airbnb at once, you must cancel the old one first.

#7. Smoobu, avoid if Vrbo matters

  • Price: From about EUR 15/month (single property), roughly $26/property on Professional, cheaper at volume. Dynamic pricing is a EUR 12.99/property add-on.
  • Airbnb: Official API. Vrbo: iCal only, which reintroduces the exact delay and double-booking risk you are trying to eliminate.
  • Weakness: The iCal-only Vrbo connection is disqualifying for a serious Airbnb + Vrbo host. Unified inbox covers only Airbnb and Booking.com. Weekend support is emergency-ticket only.

#8. Beds24, cheapest at scale, technical

  • Price: Pay-as-you-grow from about EUR 8.40/month (1-2 units), roughly $18 for one property, about $50 for 10, about $150 for 100. No booking fees.
  • Airbnb: Official API. Vrbo: Official API. Preferred or premium partner with Airbnb, Vrbo and Booking.com, Elite with Expedia. 100+ channels.
  • Weakness: Steep learning curve and a dated, technical interface. Best for hosts comfortable configuring things themselves.

#9. Uplisting, clean, mid-priced

  • Price: $100/month for the first 5 properties, then $20/listing for 6-20, $10/listing for 21-100. Public pricing, no onboarding fee.
  • Airbnb: Official API. Vrbo: API connection.
  • Weakness: The $100 floor for the first 5 listings makes it pricier than HostPort for the smallest hosts. Smart Pricing must be managed in Uplisting, not Airbnb.

#10. iGMS, budget, but Vrbo setup is clunky

  • Price: From $20/property/month, or $1 per booked night on the Flex plan (minimum $20/property/month). No setup fees.
  • Airbnb: Official API. Vrbo: Connects through a Chrome/Firefox browser extension per iGMS's own help docs, not a clean official API for all users. iGMS has no partner status with Airbnb per competitor comparisons, and is only an "integrated" (not Preferred or Elite) partner with Vrbo.
  • Weakness: Reviewers report sync glitches where pricing updates do not always reach Airbnb or Vrbo, plus double bookings and support that blames user error.

#Also worth naming

  • Hostfully: Vrbo Elite partner. From about $15-25/property plus a platform fee; costs land around $120-300/month for small portfolios. All-in software spend adds up with add-ons.
  • Tokeet: Official Airbnb and Vrbo API. From $9.99/month (1 rental). Lowest-rated of the group (about 3.7 on Capterra) for recurring bugs, glitches, double bookings and a steep learning curve.
  • Hosthub: Built a custom real-time Vrbo API connection; from about $39/rental/month (Pro adds 0.7%). Reviewers report double-booking complaints and a complex platform.
  • Your.Rentals: No subscription; charges 7.5% plus a 15% channel fee per OTA booking. You must use their channel manager and cannot connect an external one. High effective fee for active hosts.
  • Bookerville: From about $66.55/month for one property. No native API; Airbnb and Vrbo connect via iCal or through third parties (Rentals United, BookingPal).
  • Houfy: A direct-booking marketplace, not a channel manager. iCal-only sync with Airbnb and Vrbo. From $7.99/listing/month.
  • Lodgable: Free plus a per-booking transaction fee; markets a two-way Vrbo API. Weak accounting and back office.

#Pricing tools that also sync: PriceLabs, Beyond, Wheelhouse

These are dynamic pricing engines, not channel managers, and they cause conflicts if you misconfigure them.

  • PriceLabs ($19.99/listing/month starting) and Wheelhouse push rates. Beyond added a channel-sync product called Relay that pushes rates and availability to Airbnb, Vrbo and Booking.com.
  • The conflict: If both a pricing tool and a channel manager push rates to the same channel, they fight. The fix is a single chain: pricing tool, then channel manager, then OTAs. Connect PriceLabs to your channel manager, not directly to Airbnb and Vrbo. Disconnect it from the OTAs.
  • Stacking discounts is the biggest 2026 revenue leak. Airbnb applies its weekly discount after PriceLabs already cut the orphan night, then a last-minute promo stacks on top. A $150 base can land at $91. Pick one discount layer per channel.
  • Note: Using a pricing tool alone does not count as "software-connected" for Airbnb's fee purposes. Only the property-management API triggers the 15.5% switch.

#How to migrate without losing reviews, rankings or bookings

Your Airbnb and Vrbo listings keep their reviews, ranking and Superhost/Premier Host status when you connect software correctly. The API attaches to your existing listing by its listing ID. It does not create a new one. Follow the order.

The order matters, and two steps are destructive if you get them wrong

Your reviews, ranking and Superhost or Premier Host status survive a correct migration. The API attaches to your existing listing by its ID rather than creating a new one.
  1. Do not create new listings. Map your existing Airbnb and Vrbo listings into the channel manager by their listing IDs. Creating fresh listings loses your review history and search ranking.
  2. Confirm listing ownership. Connect Airbnb as the listing owner on a Professional Host account, not as a co-host. Vrbo requires the account holder.
  3. Airbnb first. Disconnect any old PMS from Airbnb, then authorize the new tool. Existing and upcoming bookings sync in automatically.
  4. Vrbo: do a software switch, not a disconnect. If you already had a PMS on Vrbo, keep it connected and have your new tool perform an official software switch. Do not disconnect the old PMS yourself. Disconnecting can strip future reservations from the Vrbo calendar and lose historical data permanently, and can take up to two weeks with restricted status in between.
  5. Merge Airbnb and Vrbo under one property. In the tool, the Airbnb and Vrbo listings for the same physical unit must be merged. If they are not, a block on one will not push to the other, and you get a double booking.
  6. Turn off Smart Pricing on Airbnb and disconnect any pricing tool from the OTAs directly. Route pricing through the channel manager.
  7. Carry over payments awareness. Bookings made before the switch are paid out by the old system. New bookings flow through the new tool's payment setup.

#Payments and fees across both platforms

  • Both platforms collect from the guest. Airbnb and Vrbo take the guest's money on their own platforms and pay you out. A channel manager does not collect the OTA guest's payment, it manages the calendar, rates and reservations.
  • Payout differences. Airbnb pays you the subtotal minus the 15.5% host-only fee. Vrbo pays you minus its 5% commission (and 3% processing if you are not on a software-managed payment setup; connecting via software that handles payments can remove the 3%).
  • Where the channel manager matters for payments: for direct bookings and, on some Vrbo official connections, for processing. HostPort uses Stripe so you remain the merchant of record and keep control of payouts. Tools that make themselves merchant of record (some Vrbo official connections) add a processing percentage.
  • How fees stack. On OTA bookings you pay the OTA commission (15.5% Airbnb, ~8% Vrbo) plus your channel-manager cost. A flat per-listing tool like HostPort adds a fixed $10, so your effective percentage falls as your revenue rises. #Test any Airbnb + Vrbo sync before you trust it

Run this checklist on one property before you rely on the connection for your whole portfolio.

  1. Test block propagation. Block a date in the tool. Confirm it appears blocked on both the Airbnb and Vrbo guest-view calendars within seconds to a minute.
